Point Campus is a student accommodation in Dublin. The property offers en-suite rooms in different sizes and studios. Each room has a study desk, wardrobe, additional storage space and a private bathroom with a shower, toilet and basin.


For the en-suite room, tenants have access to a shared kitchen and dining area. The studio, however, has a private kitchen equipped with cooking facilities, a fridge-freezer, and a sink.

Card Registration and Future Instalments: Payment Details will be recorded on your account for future transactions, allowing automated payments according to the payment schedule.


Default Automated Payment Method: Payment Details will be the default payment method for all subsequent instalments unless specified otherwise.


Due Payments: Automated payments will only occur if the instalment remains outstanding on the due date.


Updating Payment Details: Applicants can update their Payment Details at any time, but valid details must be kept on record during the tenancy.


Applicant Responsibilities: Applicants must ensure Payment Details are valid and that sufficient funds are available for scheduled payments.


Failed Payments and Reattempts: The provider will reattempt to collect failed payments 7 days after the original due date.

Cancellation Policy

Cancellation Criteria

You may be eligible to cancel your Tenancy Agreement if you meet one or more of the following Cancellation Criteria:

  • Visa Refusal – your application for a visa has been declined (this does not include situations where your visa has been granted and subsequently withdrawn);
  • Academic Results – you have failed to obtain the required grades to study at university at the start of the 2026/27 academic year and as such, you do not have student status;
  • Exceptional Circumstances – you meet the cancellation criteria and requirements set out in the Code in respect of tenancy agreements (which may include serious medical grounds or bereavement).

In all cases, sufficient evidence to support your request must be provided.


Where Cancellation Criteria are Not Met

If you wish to cancel your Tenancy Agreement but do not meet the Cancellation Criteria, you will remain liable for the rent in full for the entire term of the Tenancy Agreement unless we, at our sole discretion, elect to release you.


Cooling Off Period: A cooling-off period of three (3) days applies after entering into the Reservation Agreement. If you cancel within this period, the Holding Payment will be refunded in full.


Cancellation After Cooling Off Period: If you cancel your Reservation Agreement after the Cooling Off Period, your Holding Payment will be retained.


Replacement Tenant

If you wish to cancel your Tenancy Agreement but do not meet the Cancellation Criteria, you may find a suitable replacement tenant, and request our approval of the same (which shall be at our sole discretion).


Replacement Tenant Conditions

For a replacement tenant to be suitable they must meet the following non-exhaustive requirements:

  • be a student,
  • not have any rent arrears,
  • not be an existing resident, and
  • sign a tenancy agreement for the entirety of the remaining term.


Refund Process of Damage Deposit

We will return your damage deposit (if any), minus any deductions relating to unpaid rent or the condition of your room/flat upon departure.


Requests for Replacement Tenants

Requests for replacement tenants received after 1 June within the Tenancy Period will not be accepted.


Cancellation After Tenancy Start Date

If you submit a cancellation request after the tenancy start date, you will be released from your tenancy agreement from the date that is four (4) weeks after sufficient evidence has been shared.


Effectiveness of Tenancy Agreement

The Tenancy Agreement will not take effect until the first instalment of Rent has been received and the Tenancy Agreement has been signed by all parties.


Cancellation of Booking for Late Payment

If you have not paid the first instalment of Rent on or before 31 July, we reserve the right to cancel your booking.
