Before your tenancy begins, you must pay:
Rent advance: 1 week’s rent, which is applied to your first rent payment
Security deposit: Minimum of £250, subject to having a UK homeowner guarantor who is in employment

Early termination costs: Any unpaid rent or reasonable costs if you end the tenancy early

Who is eligible for free cancellation?
This applies only to prospective first-year undergraduate students whose university or higher education institution withdraws their offer because they did not meet the required entry conditions.
What documents are required to request cancellation?
You must provide:
A written rejection letter from your chosen institution or UCAS
A screenshot of your UCAS status confirming that the required results were not achieved
How and when should I submit the documents?
You must send the required documents within 7 days of your results being published via email.
Are there any timing conditions?
Yes. Your tenancy must not have started or passed the deadline period when submitting your request.
What happens after I submit my request?
Once the documents are received and verified, your tenancy agreement will be cancelled and you will receive a full refund of any deposit or advance rent paid.
