Payment Terms
What is the purpose of the £150 payment?
This is the Advance Rental Payment (ARP). It secures the room and is later deducted from the first rent instalment.
How long is a room held?
A room is reserved for seven days after the ARP is paid. The agreement must be signed within this time.
Can the move-in date or room be changed?
Room swaps and extensions are allowed for free before the start date (if available), but the contract length cannot be reduced.
Cancellation Policy
Can a booking be cancelled for a full refund?
Yes, if the request is made within seven days of paying the Advance Rental Payment.
What happens if a student misses the 7-day window?
The student remains liable for the contract unless they provide proof of a visa rejection, failed grades, or medical emergency within 72 hours of the event.
Can a student leave after moving in?
Only if they have withdrawn from university or have a 60-day medical suspension. This requires four weeks' notice, and the departure must fall on the same day of the week the tenancy started.
Can a replacement tenant be found?
Yes. If the student does not meet the withdrawal criteria, they must find a suitable replacement. A £50 fee applies, and rent is owed until the new tenant takes over.
When can booking be cancelled by us?
If the applicant fails to sign the contract within a week, fails background/immigration checks, or provides false information.
