New residents pay a £150 Advance Rental Payment. Returning residents pay a reduced fee of £1.

It is treated as a credit toward the first rent payment in August.

Upgrades or swaps to the same room type are free until the tenancy begins, provided there is availability. Tenancies can be lengthened but not shortened.
Cancellation Policy
Is there a cooling-off period?
Yes, there is a seven-day window from the date of the advance rental payment where a full refund is available.
What if a student fails to get into university?
If proof of failed grades, visa denial, or deferral is provided within 72 hours, the booking is cancelled, and payments are refunded.
What happens if someone needs to move out early?
Once keys are collected, the resident is liable for all rent. They must find an approved replacement to take over the lease, subject to a £50 fee.
Can the provider terminate the agreement?
Yes, if the application remains incomplete, screening checks fail, or there is a history of unpaid rent.
