What is required to officially secure a room?

A minimum initial upfront payment must be cleared prior to or during check-in to lock in the room and finalise the License Agreement.

What specific fees make up the initial upfront payment?

The upfront payment consists of the first month's rent paid in advance, a security deposit equivalent to one month's rent (held for the duration of the lease and refundable pending a damage inspection), a one-time administrative fee of SGD $223.45 inclusive of GST, and government stamp duty calculated from the total rent value.

How should payments be submitted to the administration?

Payments must be made via bank transfer or telegraphic transfer. A transaction receipt or bank email notification must be sent to the administration team to validate and confirm the room booking.

What services are covered under the recurring monthly billing?

The ongoing monthly "Membership Fee" is fully comprehensive, covering the baseline room rental, utilities, 1Gbps broadband internet, and weekly cleaning of all communal areas.

What happens if a reservation is cancelled prior to moving in?

If a booking is cancelled after the initial fees are processed, the security deposit or booking fee is forfeited entirely. All cleared payments are non-refundable once a room is secured.

Is it possible to break the lease early after moving into the space?

No. Residents are legally committed to the entire duration outlined in their signed License Agreement. Pre-termination of the lease is not permitted.

Are there any exceptions that allow for early lease termination?

Early termination without heavy financial penalties is highly exceptional. It is only considered under strictly vetted situations, such as official visa rejections or a formal withdrawal from a local university course (such as SMU). Official documentation must be formally submitted to management for evaluation.

Are there any additional fees due at the end of the stay?

Yes. A standardised, fixed check-out and moving-out fee is charged at the scheduled conclusion of the lease.
