What happens if a reservation must be cancelled before move-in due to a visa or academic rejection? 

If official proof of the rejection is provided 60 days or more before the move-in date, a refund is issued only if the room is successfully re-rented, subject to a $280 fee deduction. If the rejection occurs less than 60 days before move-in, a partial refund is considered only if the room is re-rented and documentation is filed, with deductions applied for the $280 fee as well as marketing and administrative costs.


Can a booking be cancelled prior to move-in for reasons like a change of plans or finding a different property? 

No. Cancellations for personal reasons or altered arrangements are strictly non-refundable. This applies to both the rent and the deposit, and the decision remains final regardless of when the cancellation is requested.


What are the financial penalties for moving out of the property early? 

Tenants who vacate early are responsible for paying all unpaid rent, one additional full month of rent, an early termination fee equal to one month’s rent, and all costs related to advertising, cleaning, and turning over the room.


When and how can a refund be claimed after moving in? 

Refunds for early departures are only possible if a qualified replacement tenant is found and approved. The refund will only be processed after the new tenant occupies the room and all applicable termination fees and costs are deducted.
