How do I secure my booking?
You must sign a tenancy agreement (tenant + guarantor if needed). Once the landlord countersigns it, the contract becomes legally binding and you are responsible for all rent, even if you don’t move in or leave early (with limited exceptions).
Can I book without a guarantor?
Yes, but you must pay the full rent upfront by 1 August 2026. If you don’t provide a guarantor or pay in full by then, your booking may be cancelled.
What are the signing rules?
- You have 5 days to sign after choosing accommodation (or 2 days if booking after 1 August 2026).
- Once signed by all parties and the landlord, it becomes legally binding.
- If not signed in time, the booking may be cancelled without penalty.
- All agreements are subject to contract until signed.
When is rent due?
- First payment: 1 August 2026
- Remaining instalments: dates set in your tenancy agreement
- Rent is mandatory and not dependent on student finance or bursaries.
Can I pay monthly?
Possibly. If you receive a monthly bursary, you can request monthly payments, but it must be agreed in advance.

You can cancel if you haven’t moved in and get a refund within 10 working days.
Can I cancel after cooling-off?
Only before move-in for visa refusal or not meeting required grades.
Evidence required within 72 hours.
Can I end early due to study changes?
Yes, if you withdraw, are excluded, refused admission, or have approved long illness absence.
Need 4 weeks’ notice and proof.
Can I leave for other reasons?
Only by finding an approved replacement tenant.
You stay liable until they sign and pay.
