Payment Terms
When is the deposit due?
The deposit must be paid within 5 days of signing the tenancy agreement. If the deposit is not paid within this timeframe, the landlord may terminate the agreement immediately and relet the room to another tenant.
How do I pay my rent?
All rent payments must be made in cleared funds through the payment portal available on the Student Portal.
When are rent payments due?
Rent payment amounts and due dates are outlined in the Rent Payment Schedule within the tenancy agreement. Payments are due in accordance with the agreement and do not require further notice from the landlord.
Can I move in before paying my rent and deposit?
No. You will not be permitted access to the room until the deposit and any rent due before the start date have been paid.
What happens if I move in late?
You must either arrive on the start date or notify the landlord of your intended move-in date by the start date. Even if you move in later, rent remains payable from the tenancy start date in line with the Rent Payment Schedule.
What happens if I miss a rent payment?
If a payment is late, you may be required to pay:
A £30 late payment administration charge
Interest at 4% above the Bank of England base rate
Reasonable recovery or legal costs if the amount remains unpaid for more than 14 days
Can the landlord terminate my tenancy for unpaid rent?
Yes. The landlord may terminate the tenancy if any rent remains unpaid for 14 days after the due date, in accordance with the tenancy agreement and applicable law.
Are there any extra charges for failed or alternative payments?
Yes. If a payment method other than the Student Portal is used by agreement, or if a payment is returned by the bank, a £30 administration charge may apply.
Is cash payment accepted?
No. The landlord does not accept cash payments. Payments must be made through the Student Portal payment system unless another payment method has been agreed with the landlord.
What bills are included in the rent?
Electricity, hot and cold water, and Wi-Fi broadband are included during the tenancy period, subject to fair usage policies and the terms of the tenancy agreement.
Do I need to pay council tax?
Students are normally exempt from council tax. You may be required to provide proof of student status to the landlord or local authority. If council tax charges arise because exemption evidence is not provided, the tenant may be responsible for those costs.
Can my deposit be used to cover unpaid charges?
Yes. The landlord may make deductions from the deposit for unpaid rent, cleaning charges, damage, administrative costs, or other amounts due under the tenancy agreement.
Will I get my deposit back at the end of my tenancy?
The deposit will be returned through the Tenancy Deposit Scheme after any agreed or approved deductions for unpaid rent, damage, cleaning, or other breaches of the tenancy agreement.
Is the deposit protected?
Yes. The landlord will lodge the deposit with the Tenancy Deposit Scheme within 30 days of the tenancy start date.
Can prepaid rent be refunded if I stop being a student?
No. If you no longer meet the student eligibility requirements and the tenancy is terminated, you will not be entitled to a refund of any prepaid rent.\
Do I still have to pay rent if I leave early?
Yes. Your tenancy obligations, including rent payments, continue until the tenancy end date unless the tenancy ends in accordance with the agreement, such as through an approved cancellation or replacement tenant arrangement.
Cancellation Policy
Can I cancel my booking after signing the agreement?
Yes. You may cancel within 7 days of signing the agreement by intimating cancellation to the Landlord’s Representative.
Can I cancel if I do not receive my exam results or my university place is withdrawn?
Yes. You may cancel if you do not receive the required exam results to begin or continue your course, or if your offer of a place at a university or college of further education is withdrawn.
You must intimate cancellation to the Landlord’s Representative within 72 hours of first learning of this outcome and provide evidence reasonably acceptable to the Landlord confirming the withdrawal of your place or failure to meet the required exam results.
Can I cancel if my visa is refused?
Yes, if you live outside the UK and your visa application to enter the UK to begin or continue your studies is refused.
You must intimate cancellation to the Landlord’s Representative within 72 hours of the visa refusal and provide evidence reasonably acceptable to the Landlord confirming the refusal.
What happens if I cancel after the required time periods?
If you do not intimate cancellation within the 7-day or 72-hour time periods, the Landlord reserves the right to retain all or part of the Deposit.
Can the agreement be terminated due to guarantor or tenant issues?
Yes. The Landlord may terminate the agreement if:
suitable proof of identification for a named guarantor is not uploaded to the Student Portal, or
the Tenant is in default under a lease or other occupancy agreement of any property owned or operated by the Landlord and the default has not been cured in full.
Termination may occur at any time prior to occupation of the Room, and notice may be given by email.
