How is rent paid and when?
Rent is paid via the student portal (credit card) or sometimes by bank transfer. Payments are typically taken on or around the 20th of the previous month. Some buildings may allow reception payments—check with the accommodation team.

Can I pay by bank transfer?
The booking portal is preferred. Bank transfer may be possible after speaking with the residence support team.

Are utilities included?
Yes. Water and electricity are included, so no separate utility payments are required.

Can I sublet my room?
No. Subletting is not allowed during the contract.

What if I leave early?
You may find a replacement tenant for the remaining contract period and should speak with the accommodation team to agree on the best solution.

Cancellation Policy

Can I cancel after booking?
Yes. You can cancel within 14 days of receiving the offer and get a full refund of your deposit.

Can I cancel after 14 days?

You must follow strict timing rules before check-in
After the cooling-off period: no refund + full contract obligations apply

What if my visa is refused before moving in?
You must cancel within 72 hours with proof, and the deposit is kept.

What if my visa is still pending on the start date?
The booking may be held for up to 120 days, but only if rent is paid.

What if the visa is later refused?

The deposit is kept
50% of the rent is kept
50% of the rent is refunded within 30 days

Can I cancel for personal reasons?

No deposit refund
You must still pay full rent unless you qualify for an exception

Can I avoid charges by finding a replacement tenant?
Yes, if the replacement is approved:

They take over your contract
A refund is issued minus the deposit (as a cancellation fee)
€100 admin fee applies

What if no replacement is found?
You remain responsible for full rent until the contract ends

Can I leave early after moving in?
Only if the provider approves and a replacement tenant is found.

What conditions must be met?

No subletting allowed
Replacement must be:

- A full-time student
- Approved by the provider
Must sign contract, pay, and move in
Provider can refuse the replacement

When are refunds processed?
Only after the replacement tenant fully takes over.
