Payment Terms
What payments are required when booking?
You may need to pay:
- Application fee
- Security deposit (if applicable)
- First month’s rent
What is the application fee?
A fee covering contract preparation, application review, and booking support. It is usually lower than standard agency fees, and may include switch fees for room changes.
Is a security deposit required?
It may be required depending on your profile and residence. It is usually one month’s rent and refundable after move-out inspection, depending on property condition.
When is the first rent payment due?
At the start date of the tenancy agreement.
What payment methods are accepted?
Credit card payments via the tenant portal.
Is home insurance required?
Yes. You must provide valid home insurance before moving in.
Are there additional conditions or fees?
Yes. Room change (switch) fees may apply, and deposit refunds depend on property condition at check-out.

Cancellation Policy
Can I cancel my booking before the tenancy starts?
Yes. All bookings are cancellable before the move-in date.
What happens if I cancel 30 days or more before move-in?
If you cancel 30 days or more before your move-in date:
- Your deposit will be refunded.
- Booking fees are non-refundable.
What happens if I cancel less than 30 days before move-in?
If you cancel less than 30 days before your move-in date, you must pay for the portion of your stay that falls within the 1-month notice period. This amount will be deducted from your deposit, and the remaining balance will be refunded.
How are cancellation charges calculated?
Charges are based on the number of days between the cancellation date and the move-in date.
Example:
If you cancel 15 days before move-in, you owe the first 15 days of your booking. This amount will be deducted from your deposit, and the remaining balance will be refunded.
