Cancellation Policy

Cancellation Policy

Can a booking be cancelled after it is made?

Yes, cancellations are permitted within the specific timeframe noted in the individual resident contract. If cancelled within this window, all deposits and prepaid rent are refundable.

Is there a point where I can no longer cancel?

The right to cancel ends the moment the room keys are collected, even if the contractual cancellation period has not yet expired.

What happens if a student does not get the required grades for university?

First-year or first-time residents who miss their required grades can cancel by providing written proof of their results and university rejection. This must be done within seven days of the A-Level results being released.

What if a study visa is denied?

If a UK visa application is unsuccessful, a cancellation request can be made within seven days of the rejection (provided this is within seven days of A-Level results). Written evidence of the refusal is required.

Can the provider cancel a booking automatically?

A booking may be terminated, and the room resold if the resident fails to collect their key within 14 days of the start date, or if the first rent instalment is more than seven days overdue.

What is the financial responsibility if a resident leaves early?

The resident is responsible for the full rent unless a suitable replacement is found. If a replacement is secured, the original resident is only liable for rent and arrears up to the date the new contract begins.

How should a cancellation be submitted?

All requests must be made in writing, either by emailing the official contact address or by notifying the village reception team directly.
