Payment & Cancellation
Payment Terms
Deposit: £250 required to secure the room and held as the tenancy deposit. It is protected under Mydeposits, and a certificate is issued.
Guarantor & Credit Check: If paying in instalments, a guarantor may be required, who must pass a Rent4sure credit check.
First Payment: Before moving in, students must pay either the first instalment (1 August) or full rent (19 August), depending on their payment plan.
Payment Options:
Termly: Part payment in August, with the rest paid in 3 instalments aligned with student finance.
Monthly: First payment in August, then monthly instalments from October (limited availability). Monthly plans may be offered if termly payment is not possible.
Cancellation (Post–31 May bookings): If you book after 31 May, you can cancel within 14 days of paying the holding deposit for a full refund. This does not apply to deposits paid in August or September.
Guarantor: Some students may be required to provide a guarantor for rent payments.

Cancellation Policy
This policy explains when you can cancel your student accommodation booking and what refunds or charges apply.
You can cancel shortly after signing during a cooling-off period (7 days for earlier bookings, 24 hours for later ones), with a full refund of deposit or advance rent depending on timing. If you move in or collect keys, this right ends immediately.
After the cooling-off period, cancellation is only allowed in limited cases like failing to get university admission, visa refusal, course cancellation, deferral, or studying in a city without accommodation. Otherwise, you must find a replacement tenant.
Once approved, you usually get your deposit back but not any advance rent already paid.
After moving in, cancellation is only allowed for serious medical reasons with strong evidence, and most other reasons are not accepted. You remain liable for rent until release is approved.
If you cancel outside these conditions, you must arrange a replacement tenant before a set deadline and pay a £200 fee. You remain responsible for rent until the replacement fully takes over the tenancy.
