Cancellation Policy
GEC Cancellation Policy and Payment
Payment:
To finalise your booking, you must pay a deposit equal to half a month's rent plus a one-time amenity fee. After that, the monthly rent will be paid on a continuous basis.
Cancellation Policy:
The renter is required to inform the landlord in writing if they wish to end their lease agreement early. In such cases, the following cancellation rules will apply.
If the renter provides written notice to cancel their booking more than 60 days before their move-in date, the amenities fee they paid will not be returned. However, their security deposit and any rent they have already paid will be refunded. There will be no additional charges for this cancellation.
If the renter provides written notice to cancel their booking less than 60 days before their scheduled move-in date, neither the amenity fee nor the security deposit will be refunded. Any rent that has already been paid will be returned to the renter.
For cancellations that occur after the renter has already moved into the property, a written notice is necessary. Additionally, a cancellation fee of $500.00 will be charged. This fee is applied when a renter decides to terminate their lease agreement before the originally agreed-upon end date.
Furthermore, the amenity fee and the security deposit will not be refunded. The renter will be obligated to pay rent until the end of the second month following the start date of their cancellation notice, or until the original end date of their lease, whichever comes first.
If the renter cancels before the lease ends, any rent discounts they received will be recalculated based on the actual duration of their stay, including the notice period, according to the amounts specified in their lease agreement.
All the cancellation fees mentioned above are considered a fair estimate of the financial losses the landlord will incur as a result of the renter ending the lease agreement early.
If a renter's visa or study permit application is denied, they must provide the landlord with the official rejection letter from Immigration and Citizenship Canada at least 14 days before their move-in date.
In this specific situation, the renter will receive a full refund of the amenity fee, the security deposit, and any rent they have already paid.
Due to the COVID-19 pandemic, the landlord will review cancellation requests on an individual basis. The standard cancellation policy may be adjusted to take into account any significant and exceptional circumstances.
The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.
