How are accommodation rates calculated?
All rates are charged per bed, per month in AED (United Arab Emirates Dirham). For billing purposes, one month is calculated as 30 nights.
What is the validity period of the rates?
Rates are valid from 1 August 2025 to 31 July 2026, unless otherwise stated in the booking offer or tenancy agreement.
Are taxes included in the rent?
No. All rates are exclusive of 5% VAT, which will be added where applicable.
What is the booking process?

- Payment of a refundable security deposit
- Payment of advance rent prior to move-in

Do I need to pay a deposit?

Cancellation Policy
Can I get a refund if I cancel my booking?
Yes. A full refund of the security deposit is applicable only if cancellation is made within 14 days of payment.
Refund eligibility is subject to whichever occurs first:
- 14 days from payment
- Check-in
- Signing of the tenancy agreement
What happens if I cancel after 14 days?
If cancellation is made after 14 days from payment, no refund of the security deposit will be provided.
Can I get a refund after moving in?
No. No refund of the security deposit will be given if cancellation occurs after check-in.
What if I sign the tenancy agreement?
Once the tenancy agreement is signed, no refund will be issued. The security deposit will be forfeited in full in case of cancellation or early termination.
Can I change my room after allocation?
A one-time administrative fee of AED 1,000 will be charged for any room downgrade request after allocation.
Room changes may be subject to availability and approval by the accommodation provider.
What happens if I end my tenancy early?
If you terminate your tenancy early after signing the agreement, the security deposit will be forfeited in full.
