• An advance rent payment of £100-£300 (depending on location) is required to allocate a room.

• In England, the advance rent is deducted from the first rent instalment/payment due before the tenancy start date.

• In Scotland, the advance rent is deducted from the first rent instalment/payment due on the tenancy start date.

Students' Countersigned Bookings: If your booking is complete and has been countersigned, it is legally binding. However, there are some situations where you may be able to cancel.

Replacement Tenant: We may assist you in finding a replacement tenant, but cannot guarantee that a replacement will be found. It is your responsibility to find a replacement tenant. If a replacement is found, any refund due (after deduction of the non-refundable amount) will be processed once a suitable replacement has signed their agreement, paid rent, and moved into the accommodation. If the contract has fewer than 12 weeks remaining, we may not be able to accept the replacement tenant.

Visa Refusal: If you don’t get your visa to come and study in the UK, you must send us the visa application rejection letter within 48 hours of receiving it to cancel your booking and return any advance rent paid. This applies to bookings starting within 30 days of your visa application decision.

University Rejection: If you fail to gain the required qualifications and are not accepted into the University, you need to send us the university rejection letter within 48 hours to be able to cancel your booking.

Withdrawal from University: A student may be allowed to leave early without financial penalty under certain conditions relating to medical release from their university in line with the ANUK code. If you think you may be eligible for this type of release, please contact your property manager. If you do qualify, you will need to provide proof of your university medical release.

Non-Refundable Amount: If you choose a room and pay the Advance Rent but do not complete your booking, an amount will not be refunded. This non-refundable amount will be whichever is lower: the Advance Rent you paid or the cost of one week’s rent.

Renters’ Rights Act & Tenancy Status: As all our English properties are Purpose-Built Student Accommodation (PBSA) and registered with an officially accredited body, they fall under the specific exemptions outlined in the Renters’ Rights Act. This exemption allows us to continue issuing fixed-term tenancies that correspond with the academic cycle. Consequently, the statutory right for tenants to serve notice to terminate a tenancy early under the Act does not apply. All residents remain bound by the terms of their fixed-term agreement for its full duration.
