• Rent: Paid monthly on the 1st. Rent notices are sent on the 25th of the previous month. Rent is all-inclusive.
• Included: Electricity, gas, water, high-speed Wi-Fi, weekly studio cleaning, building insurance, and common area maintenance.
• Also included: Monthly community events, digital move-in and move-out, keyless smartphone entry, and access to the maintenance notification system.
• Security deposit: 1 month’s rent for stays under 6 months, or 2 months’ rent for stays of 6 months or longer.
• At booking: The security deposit and first month’s rent are due within 3 days of signing the lease.
• Guarantor: Required for all student tenants.
• Required documents: Valid ID, email address, and proof of income from the student or guarantor.
• Couple supplement: €125/month for a second occupant, available only in studios with a double bed.

• Ending your lease: You can leave at any time with 2 months’ written notice and no compensation fee.
• Leases of 6+ months: If you leave within the first 6 months, a €200 monthly compensation fee applies for each month already occupied.
• Renewal: Either party can choose not to renew by giving 2 months’ notice before the lease ends.
• Deposit: The deposit is returned within 1 month after move-out, minus any applicable damage costs.
