Urban Living With Flair In The City Center Of Neustadt/Weinstraße

For temporary rental, I am looking for tenants for this renovated and stylishly furnished 2.5-room apartment in an older building—tenants who will integrate very well into a very quiet multi-family house with pleasant co-residents, while adhering to the house rules. The apartment is located on the 1st floor and, with a total area of approximately 68 m², is divided into a hallway, a bathroom, a kitchen-dining area, a living room, and a bedroom. The ceiling height is 3 meters. All rooms are laid with real wood parquet flooring in a herringbone pattern, the bathroom with floor tiles. All double-glazed wooden windows are south-facing. All rooms can be darkened by an exterior roller shutter. The apartment entrance door has been newly installed and combines burglary, fire, and sound protection, as well as a classic peephole (without a camera) and a security bar. The intercom is located directly next to the door. Parking facilities are available in the vicinity for a fee. Bicycle storage is available on site. This beautiful apartment in an older building is tastefully furnished with high-quality furniture and beautiful accessories and is rented fully furnished to a maximum of 2 people for temporary use. Unfortunately, pets are not allowed. Smoking is not permitted in the apartment. In the kitchen-dining area, the dining space is located directly next to the new, fully equipped kitchen. Kitchen amenities include a large refrigerator with a separate freezer, a large ceramic (induction) cooktop with an integrated Bora extractor, a high-mounted dishwasher, a washer-dryer, an oven, a separate microwave, a Nespresso machine, a toaster, an electric all-purpose slicer, a kettle, a hand mixer, and an immersion blender. Dishes, glasses, storage containers, pots, and pans are sufficiently available. The kitchen also offers enough storage space for beverages, provisions, and cleaning utensils. A home office workspace is set up in the living room. It consists of a 1.45-meter-wide and 0.65-meter-deep desk, a VITRA desk chair, an Artemide office lamp, a 23.8-inch monitor, keyboard, mouse, mouse pad, USB-C hub, and a filing cabinet. Wi-Fi DSL with 250 Mbit/s is available. The living area features a 2-meter-wide leather sofa, a very comfortable designer armchair, a coffee table, a highboard, and a reading lamp. There is also a 50-inch television, a JBL Tuner radio with Bluetooth, and a fan. On colder days, a beautiful wood-burning stove provides additional warmth, storing heat for several hours. The adjoining bedroom is furnished with a double bed (1.80 meters x 2.00 meters) of the brand Team7 and two mattresses of the brand Schramm, two nightstands with lamps, an armchair, a fan, and a very spacious 3.50-meter-wide wardrobe with an integrated full-length mirror. Bed linen is sufficiently available. The bathroom is equipped with high-quality bathroom furniture from Duravit, a walk-in shower, a stool, and a clothes ladder. Bath towels and hand towels are available in sufficient quantity. There is also a hairdryer and a magnifying cosmetic mirror. The large radiator has been fitted with a towel rail. In the hallway there is a coat rack, a small armchair, a mirror, and a small Componibili container. There is also a vacuum cleaner, a large broom, a hand broom, an iron, an ironing board, and a clothes drying rack. Cleaning utensils are also available. This beautiful, cozy apartment is very centrally located. It's just a few minutes' walk (approx. 750 meters) to the main train station and the Saalbau. There is a charging station for electric vehicles about 200 meters away. Supermarket, pharmacy, doctor, bakery are available in the immediate vicinity. In a few minutes' walk, you can reach the pedestrian zone with many beautiful shops, cafés, and restaurants. Every Tuesday and Saturday there is a weekly market on the historic market square. Urban living is guaranteed in this location. The proximity to the Palatinate Forest offers many beautiful hiking trails and is ideal for mountain bikers. I am very pleased to welcome you. Payment Terms

When is rent due?

Rent is payable monthly in advance and must be received no later than the first working day of each rental month.

For partial rental months, rent is charged pro rata, unless otherwise stated.

How do I pay my rent?

Rent is generally paid directly to the landlord using the bank account details provided in the rental agreement.

For certain listings:

The first month's rent must be paid through the Wunderflats platform when the booking is confirmed.
The payment will be transferred to the landlord 48 hours after the contract start date.
Pro rata payments are not available for these listings.

When do I need to pay the first month's rent?

Depending on the listing, the first month's rent must be paid either:

Directly to the landlord before move-in, or
Through the Wunderflats platform at the time of booking confirmation.

The applicable payment method will be specified in the listing and rental agreement.

When is the security deposit due?

The security deposit must be paid directly to the landlord before moving into the apartment.

What costs are involved in renting through Wunderflats?

Browsing listings and submitting rental requests is free of charge.

What is the Wunderflats Service Fee?

The Wunderflats Service Fee is a one-time, upfront fee payable when you confirm a booking after the landlord has accepted your request.

What payments are required before move-in?

Before moving in, you may be required to pay:

The first month's all-inclusive rent (either directly to the landlord or through the Wunderflats platform, depending on the listing)
The security deposit
The final cleaning fee

The exact requirements will be stated in the rental agreement.

What payments are required after move-in?

From the second month onwards, you must pay the monthly all-inclusive rent directly to the landlord in accordance with the rental agreement.

Does the Wunderflats Service Fee apply to all bookings?

Cancellation Policy

Can I cancel my booking before it is completed?

Yes. Both the tenant and landlord may cancel the booking process at any time before a binding booking has been completed.

Can I cancel after the booking has been completed?

Generally, no. Once a binding booking has been completed, early termination is not permitted.

Are there any exceptions that allow early termination?

Yes. Early termination may be possible in exceptional circumstances, including:

You are not given access to the apartment.
Access to the apartment is delayed beyond the agreed move-in date.
There is a serious health or safety risk in the apartment.

What if my plans change after booking?

You may discuss an early termination directly with your landlord. In many cases, landlords may agree to end the tenancy early if a suitable replacement tenant is found.

Can support help with finding a replacement tenant?

Yes. Support can assist with communication and help facilitate the search for a replacement tenant

Can I terminate a fixed-term tenancy before it ends?

No. Fixed-term rental agreements generally cannot be terminated early, except in the exceptional circumstances outlined above.

Do I have a right of withdrawal?

If you are renting from a commercial landlord, you may have a 14-day right of withdrawal if:

The tenancy agreement was signed online, and
You did not view the apartment in person before signing.

If applicable, the relevant withdrawal clause will be included in your tenancy agreement.
