How can rent be paid?
Rent can be paid either in up to 4 instalments or as a single upfront payment. Installment schedules are specified in the individual tenancy agreement and are not publicly listed.
Who can pay in instalments?
Instalment plans are generally available only if a guarantor is provided. Without a guarantor, full rent must be paid before move-in.
Is an advance payment required?
Yes, a £50 advance rent payment (ARP) is required to secure a booking and is deducted from the total rent.
Is the advance payment refundable?
The £50 ARP is usually non-refundable if cancellation occurs outside permitted conditions. In some cases, booking fees may be converted into a damage deposit depending on the property.
What payment methods are accepted?
Debit card, credit card, and bank transfer.
Are utilities included?
Yes, rent includes electricity, gas, water, Wi-Fi/internet, and contents insurance.
Is a guarantor required?
A guarantor is required to access instalment plans. With a guarantor, rent can be paid in up to 4 instalments; without one, full payment is required upfront. The guarantor must be financially responsible and sign a legal agreement.
Cancellation Policy
Is my booking binding after countersigning?
Yes. Once countersigned, the booking is legally binding, but cancellation is only allowed in limited cases.

Can I leave early for medical or university withdrawal?
Only in limited cases of university-approved medical withdrawal under ANUK rules, with official proof required.
What if I pay advance rent but do not proceed with booking?
A non-refundable amount applies, equal to the lower of:
Advance rent paid, or
One week’s rent
You may lose part or all of the advance rent.
Can I end the tenancy early?
No. Tenancies are fixed-term and binding for the full duration, and early termination rights under the relevant act do not apply.
Overall rule?
Cancellation is only allowed in specific cases (replacement tenant, visa refusal, university rejection, or eligible medical withdrawal). Otherwise, the contract remains fully binding.
