The facilities of The Metalworks include 24/7 on-site staff with CCTV Coverage, secure key card access, wheelchair accessible rooms available, communal lounge, games area, ResiLife events, free Wi-Fi and Internet (up to 100MB), outdoor garden space, secure bicycle parking, laundry room with washing and drying facilities.Birmingham is regarded as the 2nd largest city and metropolitan economy in the UK. It is located in the West Midlands, England.&nbsp; <h3 dir="ltr" style="font-weight: normal;">Places Around&nbsp;</h3>Aston Webb Boulevard is 15 minutes away.&nbsp;Kimchi Korean Restaurant is four minutes away.&nbsp;Tesco Express is five minutes away.&nbsp;*There is a £200 advance rent payment to secure the booking

What are the payment options?For most room types and contract durations, we offer two payment options:Full contract payment: You pay for the full duration of the accommodation in one payment at thetime of booking. Some of our locations will offer you the option of splitting the payment bymaking an advanced rent payment on booking, this is usually £200 which is deducted from thetotal payment which is due on the 1st August.NB: If you book a room after the 1st August you will need to make the full payment at the time ofbooking.Instalment plan: The full value of the contract is broken down into several payments spreadthroughout the duration of your contract. You will need to make an advanced rent paymentwhen you book of £200 which is deducted from your second rent instalment.Please note: To be eligible for an instalment plan you will need a Guarantor.NB: If you book a room after the 1st August you will need to pay the advanced rent and firstinstalment payments at the time of booking – a full instalment breakdown is shown once youselect book now and start the booking process.Do I pay a deposit/booking fee?We don’t take a deposit or charge you a booking fee when you book with Host. We take aninitial rent payment; this is not a deposit it is a payment made on booking which forms part ofyour total rental amount.When do I pay my rent?If you select an instalment plan for the 2026/27 academic year on a 51/45/44/43 week contractyour rent is due on the following dates:Advanced rent: on booking1st instalment: 1st August 20262nd instalment: 28th September 20263rd instalment: 13th January 20274th instalment: 14th April 2027

Payment Terms

Before Signing the Tenancy Agreement<ul style=""><li dir="ltr">If written cancellation is received within 7 days of the application and before the booking confirmation email, the booking is cancelled at no charge, and the advance rent is fully refunded.</li><li dir="ltr">If the tenancy agreement is not completed within 7 days, the landlord may retain the advance rent if either party cancels the booking</li></ul>After Signing the Tenancy Agreement (Before Tenancy Start)<ul style=""><li dir="ltr">If cancellation is requested within 72 hours of the booking confirmation email, no fee applies, and the advance rent is fully refunded.</li><li dir="ltr">If cancellation occurs after 72 hours, the tenancy cannot be cancelled unless a replacement tenant is found.</li></ul>After the Tenancy Start Date<ul style=""><li dir="ltr">Cancellation is only accepted once a replacement tenant takes over the room.</li><li dir="ltr">The tenant remains liable for rent and charges until the new tenancy begins.</li><li dir="ltr">Once a replacement tenant signs and receives booking confirmation, any payments made (including advance rent) will be refunded minus rent owed up to the takeover date.</li></ul>Additional Conditions<ul style=""><li dir="ltr">If rent due before move-in is not paid, the landlord may cancel the tenancy and retain the advance rent.</li><li dir="ltr">If the landlord cancels the booking before move-in due to circumstances beyond their control, all payments will be refunded.</li><li dir="ltr">Bookings obtained using false or misleading information may be cancelled.</li></ul>The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full accommodation contract for a comprehensive understanding of their cancellation policies.

The staff at The MetalWorks made my stay the most perfect stay it could have been. I relied on the staff at the Metalworks for information about the site, local information and general assistance. They were always on hand to ask questions, always happy to help out with anything I needed, and generally the friendliest, kindest, most generous group of people I could have hoped to meet. They went above and beyond for me over the course of my entire stay and never hesitated to sort things out for me that came up. I can't put into words how much better it made my stay and how I managed to use my time here usefully knowing how well I was being looked after. Kudos to them all - I can't express my gratitude enough so thank you from the bottom of my heart!
