Payment & Cancellation
Payment Terms
A payment or payments (depending on the property) will be required to secure your lease.
The first mandatory payment is typically called “Advanced Rent”, and this payment is used to secure your room and contribute to your rental payments. You may be asked to pay 2 weeks or 4 weeks; however, this varies by property, so please read your instructions carefully when asked to pay.
The second payment is for your Bond or Security Deposit. You may be asked to pay this directly into a Trust account or to provide a bank cheque when you arrive. Again, follow the instructions carefully.
If you are asked to pay electronically, a link to the Payment Gateway will be provided within your Letter of Offer. The payment gateway will typically load the payment amount into the cart for you. You can then choose to pay via Credit Card, Debit Card, Direct Transfer, AliPay, or WeChat Pay. A number of payment options are provided to keep costs low for students.

Cancellation Policy
All cancellations must be submitted in writing to management.
1. Free Cancellation (Before Contract Start)
Available only if requested more than 14 days before the start date and the resident provides official evidence for one of the following:
- Not accepted into their course (first-year students only)
- Accepted at another university in a different city/state (first-year students only)
- Student visa refused (international students)
Conditions:
- Evidence must be submitted within 5 days of receiving the outcome
- If approved:
- Full refund of Security Deposit and Advance Rent
- No penalty
- Agreement is cancelled
2. After Contract Start / Not Eligible for Free Cancellation
- Treated as early termination of a fixed-term tenancy
- Governed by the Residential Tenancies Act 1987 (WA) and the tenancy agreement
- Obligations are determined by the agreement and applicable law
3. Key Restrictions
Free cancellation does NOT apply to:
- Change of mind
- Deferrals
- Withdrawal after acceptance
All cancellations remain subject to the Residential Tenancy Agreement and applicable policies.
