What payments are required before the tenancy starts?
Before your tenancy begins, you must pay:

• Rent advance: 1 week’s rent, which is applied to your first rent payment

• Security deposit: Minimum of £250, subject to having a UK homeowner guarantor who is in employment

What payments may be required during the tenancy (England)?
During your tenancy, the following charges may apply:

• Tenancy agreement change fee: £50 if you request changes to your contract

• Late rent interest: Charged on rent more than 14 days overdue (unless an agreement is in place), at 3% plus the Bank of England base rate

• Lost keys or key card replacement: From £18 to cover reasonable costs

• Early termination costs: Any unpaid rent or reasonable costs if you end the tenancy early

What other costs might I need to pay during the tenancy?
Where applicable, tenants are responsible for:

• Gas, electricity, and water

• Telephone and broadband services

• Cable or satellite installation and subscriptions

• TV licence

• Council tax

Is my money protected?
Yes. Graysons Properties Ltd is a member of:

• Client Money Protect (CMP005701)

• ANUK National Code of Standards (for larger student developments, non-educational establishments)

• Property Redress Scheme

Do you offer free cancellation?
 Yes, but only under specific conditions for first-year undergraduate students.

Who is eligible for free cancellation?
This applies only to prospective first-year undergraduate students whose university or higher education institution withdraws their offer because they did not meet the required entry conditions.

What documents are required to request cancellation?
You must provide:

• A written rejection letter from your chosen institution or UCAS

• A screenshot of your UCAS status confirming that the required results were not achieved

How and when should I submit the documents?
You must send the required documents within 7 days of your results being published via email.

Are there any timing conditions?
Yes. Your tenancy must not have started or passed the deadline period when submitting your request.

What happens after I submit my request?
Once the documents are received and verified, your tenancy agreement will be cancelled and you will receive a full refund of any deposit or advance rent paid.
