About Reserve on Third

This Bloomington student accommodation is located in a vibrant student area with many shops, restaurants, and cafes within short walking distance as well as fast-food chains including McDonald's and KFC. Make sure you explore the city and visit Wylie House Museum, WonderLab Science Museum, and Monroe County History Center

The building has Wi-Fi, all-inclusive bills, on-site management, parking, laundry, computer center, on-site gym, basketball court, two sand volleyball courts, clubhouse, communal lounge, outdoor picnic areas, games room, and a swimming pool with a hot tub. Some units are pet-friendly.

Cancellation Policy

No exception can be made for financial hardship, academic changes, family matters, medical issues, roommate conflict or any other reason. If you did want to terminate your contract, you’d have to find someone who is new to our system, willing to sign at the same rate or higher, and sign and qualify on their own. As unless you go through the process of Mutual Termination, you will remain financially responsible for the terms of the housing agreement.

Please remove the current smiths machine in the fitness center and install an actual bench/squat rack. That would heavily positively impact our stay here as it is a hassle to travel to the campus gym to use an actual bench press and squat rack. There is a huge difference between a smiths machine and a bench/squat rack, and by having a bench/squat rack in the fitness center here would lead me to stay at reserve more. That is the only thing holding me back from renewing my lease.

Lived here last year and had a terrible experience. Upon move out, they like to tack on numerous unwarranted charges. Beware this place.

Currently living here and I am not a fan at all. First off the units are below average. The beds are worse than the college dorm room beds as the bed frames wiggle a lot and the mattresses have so many springs that it feels like they may break any minute. I suggest investing in a really good mattress topper. Also, my unit was missing a chair which led me to use the dining room chairs which are extremely uncomfortable. The living room lamp does not point upwards so light in the house is not good. The stove in the kitchen does not come with an exhaust so the smell from cooking remains for so long. And the mold growing in the kitchen is immense without it! The furniture they give is old and if you look at the back of it and below it, you can tell it’s deteriorating. Also, when it was raining our apartment was flooding which led maintenance to have to rip off our carpets and dry everything. My room was a mess!! To top it off, the gym they have is terrible !! They do not even have a bench/squat rack which is terrible as every gym should have that. They have a smiths machine which is old and rusty and ruins the concept of weight lifting. Their pull down machine wires are about to rip off so it is a safety hazard. I feel bad for writing this to their staff as they are college students and nice but I’m not a fan of the management. To reserve management, please remove the smiths machine in the weight room and install an actual squat/bench press rack with actual weights and install more dumbbells up to at least 70 LBS. Us college students need a proper gym and do not always have the luxury of traveling 15 minutes to go to the campus gym. I am extremely disappointed with this apartment complex and as of now, I won’t be renewing my lease.

This place is truly the lowest tier college apartment Bloomington has to offer. I didn’t even have a working fridge for the first week, plus the place was filthy upon my arrival and they really had the audacity to bill me on the way out for “cleaning fees” for petty messes. I would look elsewhere for apartments in Bloomington but I guess if you have to live here, be prepared for the small spaces, the outdated kitchen, the concrete slab they call a mattress, and the management that will rob you on your way out.

Look elsewhere. The staff is nice but the management is not. The buildings are in disrepair. There is long-term water damage and mold in many buildings, especially in ground floor apts. My students apt. was marked vacant while he was still living there. A new tenant was given access and allowed to move boxes in while he was away over a four day weekend. There are better properties at the same price. Response follow up: Management did not JUST prepare the empty bed space. The new tenant was given keys to the apartment and moved their things into the living space. This forced my son out as he could not secure his privacy nor his belongings.
