Payment & Cancellation
Payment Terms
A £200 advanced rent is due within 3 working days of booking confirmation and may lead to cancellation if not paid. It is later deducted from the first rent instalment, and returning tenants do not need to pay it.
The first rent instalment is due on 1 August 2026, with all payment dates shown during booking and in the tenancy agreement. Rent must be paid by the due date, and guidance is available in the FAQs.

Cancellation Policy
You must pay a £200 advanced rent after booking confirmation within 3 working days, or your booking may be cancelled. It is later deducted from your first rent instalment. Rebookers do not pay this.
You get a cooling-off period after confirmation: 5 days (or 2 days from 1st August) to cancel before moving in, in writing. If valid, advanced rent is refunded within 28 days. No cooling-off period applies once services start or for late bookings after contract start.
You can cancel outside the cooling-off period if you fail to get a university place or visa, by submitting evidence within 72 hours. If approved, all payments are refunded within 28 days.
You can also cancel by finding a replacement tenant, as long as you are not in arrears. You remain liable for rent until they move in, and refunds only apply under conditions (no arrears and signed agreement).
You may choose to pay rent in full upfront, but must pay on time or risk cancellation.
