The Westwood building by Mezzino offers various en-suite rooms with different sizes and options. The building has many lovely areas and fun rooms, such as an outdoor area with a basketball court, a game area, a cinema room and a lounge. There’s an on-site SPAR with your favourite treats, a study area, an on-site laundry room and a gym.
Wi-Fi is accessible throughout the building, in addition to ethernet pugs inside the individual rooms. The communal kitchens come fully equipped with all of your necessities in addition to two fridge-freezers, a microwave, an oven, and a grill. The Building has an on-site staff and 24-hour security through CCTV. All rooms come with large bathrooms and storage spaces. Rent prices are fixed and have a fixed utility bill.
The historic City of Galway falls on the river banks of river Corrib and the Atlantic Ocean. The City has a history all over it with charming old buildings and monuments as well as unique small shops and vitrines. A walk through the City’s cobbled streets is an absolute treat as you are greeted by the City’s rich culture, history, shops and amazing people.
The City was built in the 12th century and was initially called “the city of tribes”. It was originally walled, and to this day, parts of those walls remain intact in the City. As proof of how the City has evolved as well as the mix of the old and the new, the Eyre square shopping centre hopping mall still contains part of the historic wall. Along with its monuments, nature is breathtaking, especially if you walk down River Corrib’s riverwalk.
The building is right next to amazing destinations. At just an 11-minute walk, you’ll find yourself in front of the River Corrib and by the historical Menlo castle on its bank. The historical Martin Tea-House Folly house is a 13-minute walk away. Ten minutes by car, you’ll find yourself in the gorgeous City of Salthill, a beach town. For all your daily needs, Aldi is a six-minute drive away, and the Galway City Museum and the famous coffee shop Mocha beans are at a 12-minute drive. Newcastle park is a 12-minute drive away.

*Due to COVID-19, if a student is unable to start college due to a government-imposed travel ban, any deposit and rent paid will be refunded
** If the college start date is delayed, licence agreement start dates will be delayed accordingly allowing check-in just before college starts with rent only being charged from this new agreed start date.
*** If any student needs to stay on a little longer than (15th of May / 29th of May), the tenancy will be extended with the same rate.

Payment Terms
When is my rent due?
Rent is collected in instalments at different times of the year, depending on the property you are living in.
This structure is intended to help you avoid paying one large lump sum and to coincide with student loan payments.
You should review your licence agreement, which clearly details the rent due dates for your property.
Full details are available on request from your chosen property.
When are my first payments due?
To secure your booking, a deposit is payable at the time of signing the tenancy agreement.
What if I do not pay the Booking Deposit payment within 7 days?
If you do not pay the booking deposit within 7 days, we reserve the right to automatically release any room being held.
Please contact us as soon as possible to avoid the room being released to someone else.
Cancellation Policy
Cooling-Off Period
- The Tenant may cancel this Agreement by providing written notice to the Landlord within 7 calendar days of accepting this Agreement.
- Cancellation is valid only if:
- The Tenancy Start Date has not yet occurred; and
- The Tenant has not taken occupation of the accommodation.
- If valid notice is received within the Cooling-Off Period:
- All rent and deposit payments shall be refunded in full;
- The Landlord reserves the right to retain any permitted booking or administration fee in accordance with applicable law.
Cancellation Before the Tenancy Start Date (After Cooling-Off Period)
- Following the expiry of the Cooling-Off Period, the Tenant shall remain liable for the tenancy unless released in accordance with this Clause.
- The Tenant may request to be released from this Agreement if:
- A suitable Replacement Tenant is identified;
- The Replacement Tenant enters into a new tenancy agreement acceptable to the Landlord;
- The Tenant has paid all sums due under this Agreement up to the date of replacement.
Cancellation After the Tenancy Start Date
- Once the tenancy has commenced, the Tenant shall be liable for the full contractual rent unless released in accordance with this Clause.
- The Tenant may request early termination where:
- A suitable Replacement Tenant is found and approved by the Landlord;
- The Replacement Tenant enters into a tenancy agreement;
- The Tenant has paid all outstanding rent and any permitted fees.
Termination Due to Student Status
- The Tenant may terminate this Agreement by giving written notice if:
- The Tenant withdraws from, is excluded from, or is refused admission to their higher education institution; or
- The Tenant is absent from their course for more than 60 days due to illness.
- The following conditions shall apply:
- The Tenant must give no less than four (4) weeks’ written notice;
- The notice must state the intended date of departure;
- The Tenant must provide reasonably satisfactory evidence.
No Place, No Pay
- Applicable to first year students only.
- The Tenant may cancel this Agreement prior to the Tenancy Start Date if:
- The Tenant does not receive an offer of a place at their chosen higher education institution.
- The Tenant must provide:
- Written notice of cancellation; and
- Reasonable supporting evidence.
No Visa, No Pay
- Applicable to first year students only.
- The Tenant may cancel this Agreement prior to the Tenancy Start Date if:
- The Tenant’s visa application is refused.
- The Tenant must provide:
- Written notice; and
- Official documentation confirming visa refusal.
Death of a Tenant
- The Agreement shall terminate upon the Tenant’s death, with no further rent payable from the date of death.
- Any rent paid in advance for the period after the date of death shall be refunded to the Tenant’s estate.
Failure to Provide Possession
- If the Landlord cannot provide the accommodation on the Tenancy Start Date, the Tenant may terminate the Agreement and receive a full refund.
