What must I submit to complete the application process?
To allow the application process to be completed, you must complete and submit all required documents together within 15 days, including the following:

  • Completed Application Form

  • Completed Tenancy Agreement

  • Tenancy Deposit of £250

  • Guarantor forms (where applicable)

  • Direct Debit forms (where applicable)

Documents may be uploaded through the online portal.


What happens after the 15-day period?
Once the 15-day period has elapsed, you become legally bound by the tenancy agreement and are required to pay the rent for the full tenancy period.


What are the requirements for a guarantor?
Any proposed guarantor must:

  • Reside in the United Kingdom

  • Be a UK homeowner

  • Be over 18 years old

  • Be in full-time employment

The guarantor will also be required to provide supporting documentation.

Proof of income (as applicable)

Examples include:

  • Payslips

  • P60

  • Annual accounts

Proof of home ownership

Examples include:

  • Mortgage statements

  • Building insurance documents

Proof of address

Examples include:

  • Council tax statement

  • Utility bill

Proof of signature/identity

What if I cannot provide a UK guarantor?
If you cannot provide a qualifying UK guarantor, you may choose either to:

  • Pay the entire contract rent in advance, or

  • Use an external rent guarantor service.

Are there any additional charges for card payments?
No. There is no additional charge for card payments.

Can I cancel my booking?
Yes, but any cancellation request must be made in writing. Verbal cancellation requests are not accepted and have no effect.


When is my cancellation considered valid?
A cancellation is only valid once written cancellation consent has been received from an authorised member of the accommodation team. Sending a written request alone does not cancel the booking.


What should I consider before making a booking?
If your ability to attend university depends on factors such as the following:

  • examination results,

  • receiving a visa, or

  • any other condition linked to attending university,

You are advised not to make a booking until those conditions are confirmed.


What happens after I sign the tenancy agreement?
Once the tenancy agreement is signed, you become contractually bound by its terms.

Can I be released from my tenancy after signing?
Release from the tenancy is only possible after finding a suitable replacement tenant who agrees to take on full rent liability under the tenancy.
