How much is the booking deposit?
A £150 booking deposit is required when you make your reservation.
What happens to my booking deposit after I move in?
Once your tenancy begins, the £150 booking deposit is converted into a security deposit.
Is the security deposit protected?
Yes. Your security deposit is protected through an approved tenancy deposit scheme:
Tenancy Deposit Scheme (TDS) for properties in England and Wales.
MyDeposits Scotland for properties in Scotland.
Will I get my security deposit back at the end of my tenancy?
Yes, provided there are no outstanding rent arrears or damages to your room or communal areas. A final inspection will be carried out before the deposit is returned.
How long does it take to receive my deposit refund?
Your deposit will typically be refunded within 10 working days after the end-of-tenancy inspection and agreement of any deductions.
Can I pay my rent in instalments?
Yes. You can choose to pay:

No. A guarantor is not required if you pay the full annual rent in advance.

Cancellation Policy
Can I cancel my booking after accepting my accommodation offer?
Yes. You may cancel your booking by notifying the accommodation provider in writing.
What is the cooling-off period?
You can cancel your booking within 14 days of receiving your accommodation offer. If you cancel during this period, you will receive a full refund.
Will I receive a refund if I cancel after the 14-day cooling-off period?
No. After the 14-day cooling-off period has ended, the Holding Deposit becomes non-refundable.
What is the No Place No Pay policy?
If you do not receive a place at your chosen university, you may be eligible to cancel your booking. You must provide proof of rejection from the university or UCAS, along with written confirmation requesting cancellation.
What is the No Visa No Pay policy?
If your visa application is refused and you no longer have a place on your course, you may cancel your booking. You must submit your cancellation request by email or post and provide written evidence showing that your visa application has been refused.
What documents are required for a No Place No Pay cancellation?
You must provide:
Proof of rejection from the university or UCAS.
Written confirmation requesting cancellation.
What documents are required for a No Visa No Pay cancellation?
You must provide:
Written evidence that your visa application has been refused.
A written cancellation request submitted by email or post.
How do I submit a cancellation request?
Cancellation requests must be submitted in writing. For No Visa No Pay cancellations, requests can be submitted by email or post.
Will I need to provide evidence when cancelling under exceptional circumstances?
Yes. If you are cancelling because you were unable to obtain a visa, supporting documentation will be required before the cancellation can be processed.
Is the Holding Deposit refundable?
The Holding Deposit is fully refundable if you cancel within 14 days of receiving your accommodation offer. After this period, the Holding Deposit is non-refundable unless otherwise stated under applicable cancellation policies such as No Place No Pay or No Visa No Pay.
