Q1: What payments are required when applying?

  • You pay a 1-week deposit to secure the room (credited toward first rent).

  • You must also pay a bond equal to 4 weeks’ rent within 1 week of the deposit.

  • The bond is held as security and registered with the relevant authorities.

  • It is refundable at the end of the tenancy if there are no outstanding fees or damages.

  • For short stays, no bond is required, but damages are charged separately.

Q2: What is the rent schedule?

  • Rent is paid in advance.

  • Payment dates are set in the contract.

Q3: What are the rent payment options?

  • Full payment option: Pay all rent upfront; may include a rebate for certain contract lengths (subject to availability).

  • Instalment option: Pay rent in scheduled instalments as per the contract.

Q4: When is rent paid?

  • First payment is due on check-in.

  • Then payments occur every 4 weeks (28 days).

  • Payments follow the contract schedule.

1- What if I cancel before the tenancy starts?

  • 14+ days: Deposit lost, bond refunded

  • 13 days or less: Deposit lost + $250 fee + rent until replacement found + bond adjusted

2- Do I need to find a replacement tenant?
 Yes. You must find one, and you still pay rent until they take over.

3- What rules apply to replacement tenants?
Must be approved, a student, and not already a tenant. Agreement only starts when they pay and sign.

4- Can extra charges be deducted?
Yes, cleaning, admin, advertising, and rent loss can be taken from deposit or bond.

5- What if I cancel after moving in?
You must give notice, pay $250 fee, keep paying rent until replacement is found, and bond may be used for costs.

6- What if I cancel due to visa rejection?

  • Early + fast notice → full refund

  • Late → partial refund

  • After start → no refund + rent charged until replacement

  • Unknown status → deposit used for rent, contract may end

7- What if a replacement tenant cancels?
 You must find another replacement. You remain liable for rent and fees until they do.

8- Can the provider cancel my booking?
Yes, if rules are broken, info is false, or application is incomplete. They may keep payments if legally allowed.
