Payment & Cancellation

Payment Terms

Is a deposit required?
Yes. A Holding Deposit is required to secure your booking. Once the agreement is signed, it becomes a refundable Security Deposit, returned within one month after check-out, subject to no outstanding rent or damages.

What are the payment options?
You can pay the full rent before check-in or pay monthly (where available). Monthly payments require a guarantor.

When and how is rent paid?
The full rent or first month's rent is due at least 15 days before the contract starts. Monthly rent is paid in advance by the 1st of each month via the student portal (credit card), approved bank transfer, or, at selected residences, reception.

Do I need a guarantor?
Only if you pay monthly. If you pay in full before check-in, no guarantor is required.

Are utilities included?
Yes. Water and electricity are included in the rent.

Cancellation Policy

Can I cancel during the cooling-off period?
Yes. Cancel within 14 days of receiving your accommodation offer (or before the contract starts if booked within 14 days of arrival) for a full Holding Deposit refund.

Can I cancel if my visa is refused or I don't get a university place?
Yes. Before the contract starts, you may cancel if your Italian visa is refused or you do not obtain your university place (including changing to a university in another municipality after exceeding your grades). Evidence must be submitted within 72 hours for a full Security Deposit refund.

What if my visa is still pending at the contract start date?
Your booking may be held for up to 120 days if rent is paid. If the visa is later refused, the Security Deposit and 50% of the rent paid are retained, and the remaining 50% is refunded within 30 days.

Can I cancel for any other reason?
After the cooling-off period, you remain liable unless an approved replacement tenant is found. If approved, overpaid rent is refunded less the deposit (retained as the cancellation fee). After move-in, a €100 administration fee applies. Without a replacement tenant, you remain liable for the full rent.
