What payment options are available?
You can either:
Pay the full rent upfront, or
Pay by semester/instalments if you provide an approved UK guarantor.
International students or applicants without a qualifying guarantor must pay in full.
Is a UK guarantor required for instalments?
Yes. A UK guarantor is required for instalment payments, even if rent is funded through student finance.
The guarantor must cover unpaid rent if payment issues arise.
Applications cannot proceed without either:
An approved guarantor, or
Full upfront payment.
What are the guarantor requirements?
The guarantor must:
Be UK-based
Pass affordability and reference checks
Earn at least £28,000 annually
What if I do not have a UK guarantor?
You must either:
Pay the full rent upfront, or
Use a third-party guarantor service.
What is the instalment schedule?
£99 non-refundable advance rent at booking
10% of rent (minus £99) due 1 month before check-in
35% due around 21 September 2026
35% due around 4 January 2027
20% due around 26 April 2027
Instalment dates are approximately aligned with student finance payments.
Cancellation Policy
What happens if I cancel before signing the tenancy agreement?
The £99 booking fee is non-refundable.
What happens if I cancel after signing?
You remain responsible for rent until an approved replacement tenant moves in and starts paying rent.
What should I do if my plans change?
You must notify the accommodation provider as soon as possible.
Does leaving the property end the tenancy?
No. Leaving the property or returning keys does not end the tenancy agreement.
Will rent still be charged after I leave?
Yes,
a fixed-term tenancy: rent may be charged until the term ends.
Periodic tenancy: rent may continue until proper notice can legally end the tenancy.
Can legal action be taken?
Yes. Court action may be taken to recover unpaid rent.
When does rent liability end?
When a new tenant moves in and starts paying rent.
Can I find a replacement tenant?
Yes, subject to approval.
What must the replacement tenant do?
They must:
Pass credit checks
Provide required documents
Pay the deposit
