Is a deposit required to secure my booking?
Yes. A deposit is required when booking. The deposit reserves your room and will convert into a refundable security deposit once your tenancy agreement begins. The security deposit will be returned at the end of your stay, provided there are no outstanding rent payments, damages, or other charges.


How long do I have to complete my booking after paying the deposit?
After paying the deposit, you must complete the booking process, including signing the tenancy agreement and providing any required documentation, within 14 days (or any other agreed timeframe).


Can I choose between paying in full and paying monthly?
Yes. Depending on the accommodation's payment options, you may pay for the entire stay in advance or choose monthly payments. If you choose monthly payments, a guarantor is required.


When is my rent payment due?
Payment for the entire stay, or the first month's rent if paying monthly, must be made at least 15 days before the start date of your tenancy.


When are subsequent monthly rent payments due?
If you are paying monthly, all future rent payments must be made in advance by the 20th day of the preceding month.


Can I move in before making my rent payment?
No. You will not be permitted to move into the accommodation until the required rent payment has been received.


Is a guarantor required?
Yes. If you choose the monthly payment option, you must provide a guarantor. The guarantor must sign the tenancy agreement and accept responsibility for the rent payments if required.


What do I need to do to complete my booking?
You must log in to your account, verify your details, read and sign the tenancy agreement online, and upload the required identification documents. If you choose monthly payments, your guarantor must also provide their details and complete the required documentation.


What happens if I do not complete my booking within the required timeframe?
Your booking may be cancelled, and your deposit may not be refunded, if you fail to complete your application, provide the required documents, submit guarantor information (if applicable), or sign the tenancy agreement within the required timeframe.


What happens if the accommodation provider cannot offer me a room?
If the accommodation provider is unable to offer you accommodation and no suitable alternative is available, your deposit will be refunded in full using the original payment method.

Can I cancel my booking during the cooling-off period?
Yes. You can cancel within 14 calendar days of receiving the accommodation offer email and receive a full refund of your deposit, provided the cancellation is made at least one month before your check-in date. If your booking was made less than 14 days before check-in, you may cancel up until the later of 14 days after receiving the offer email or the start date of your stay.


What happens if I cancel after the cooling-off period?
If you cancel after the 14-day cooling-off period has expired, your deposit will not be refunded. You and your guarantor (if applicable) will remain responsible for fulfilling the obligations set out in the tenancy agreement.


Can I cancel if my university application is unsuccessful?
Yes. If you are a first-year student and your university offer is withdrawn because you did not meet the required entry requirements, you may be released from the tenancy agreement. You must provide evidence, including a rejection letter from your chosen university and proof of acceptance at another institution, within 72 hours of receiving your results.


Can I cancel if my Italian visa application is refused?
Yes. If your Italian visa application is rejected before the tenancy start date, you may cancel your booking and receive a refund of any rent paid. You must provide official proof of the visa refusal and written confirmation of your wish to cancel within 72 hours of receiving the decision.


Can I cancel if I find a replacement tenant?
Yes. If you do not qualify for any other cancellation exceptions, you may be released from your tenancy if a suitable replacement tenant is found and approved. Any excess rent paid may be refunded, but the security deposit will be retained as a cancellation fee.


Can I leave the accommodation after moving in?
You may be released from your contract after moving in if you find a suitable replacement tenant who meets the accommodation's requirements, signs a new agreement, and completes all necessary payments. An administration fee of €100 will apply.


What happens if I cannot find a replacement tenant?

If you are unable to find an approved replacement tenant, you will remain responsible for paying the full rent until the end of your tenancy agreement.


Can the accommodation provider cancel my booking?
Yes. The accommodation provider may cancel your booking if you fail to sign the tenancy agreement within the required timeframe, fail to complete the booking process, provide false information, or do not arrive as agreed. In some cases, your deposit may be forfeited.
