The Holt is located off Forest Road, just a few minutes away from the campus of Loughborough University.This accommodation is just less than five minutes’ walking distance to the vibrant and spacious campus of Loughborough University. It may have the atmosphere of a campus hall, but it also comes with extra features, such as being close to the town centre. Also, the Students’ Union is just less than 10 minutes’ walk away from the facility.From outside the facility on Forest Road, you can have access to buses going to the train station and the town centre. Just fifteen minutes’ walking distance from it is a Tesco megastore and other shops and bars of the Loughborough town centre.Similar with other student accommodations in London, contents insurance Wi-Fi, and all other bills are included in the room price; thus, leaving you no worries about unexpected costs.*The building accepts dual occupancy on studios and some One-Bedroom flats. There is a new policy in place which incurs a 25% surcharge on the weekly rate. Please note that the tenancy will be under one student name only as we cannot have 2 tenants listed on the contract. The booking form should include the name of the student who will be responsible for the rent and the name of the second tenant.

What is the purpose of the deposit?&nbsp;The deposit acts as security for the tenant's performance of the contract. It is held in a protected scheme and cannot be used by the tenant to pay rent.What happens during the check-out inspection?&nbsp;At the end of the stay, the tenant is invited to attend an inspection with a representative. This is used to agree upon any necessary deductions from the deposit. However, the provider maintains the right to use the deposit at any time to cover sums owed under the agreement.Can the deposit be used for other debts?&nbsp;Yes. The provider may use the deposit to cover any unpaid fees or costs across any of the group’s properties or previous bookings.What is "Advance Rent"?&nbsp;This is a required prepayment of the first rent instalment. It must be paid to finalise the tenancy agreement. If it is not paid, the provider has the right to cancel the booking immediately. The amount paid is then subtracted from the first full rent payment.

Payment Terms

Can a booking be cancelled shortly after it is made?&nbsp;Yes. A seven-day cooling-off period applies following the booking confirmation, as long as the keys have not been collected. During this time, a full refund of the deposit and advance rent is available. Specific rules may differ for tenancies located in Wales.What happens if the cooling-off period has passed?&nbsp;The tenant is responsible for all rent payments unless a replacement student (who meets the provider's eligibility criteria) is found or a new lease is signed.How do replacement tenants affect the contract?If before the start date, the provider may choose to accept the replacement, re-list the room, or use a waiting list. The original tenant is released seven days after this occurs. However, if it’s after the start date, the tenant is released once the new occupant's lease begins. If the room is already moved into, a £50 cleaning and prep fee is deducted.&nbsp;What if a first-year student misses their university grades?&nbsp;Under the "No Place No Pay" policy, first-year students can be released if they fail to meet entry requirements or if they switch universities after exceeding their grades. Formal proof (UCAS confirmation or a rejection letter) must be provided within seven days of result publication to receive a full refund.The above cancellation policy is a synopsis of the property’s cancellation policy.
