About Manchester Court
Manchester Court is a student housing in Manchester that offers studio rooms, ensuite rooms and apartments. Apartments come in five styles; Bronze 4-Bed Apartment, Gold 3-Bed Apartment, Gold 4-Bed Apartment, Gold 2-Bed Apartment and Gold Plus 3-Bed Apartment. Studio rooms only come in one style, Gold Studio, same goes for ensuite rooms, they come only in one style, Platinum Ensuite.
Ensuites feature a ¾ bed, study desk & chair, lounge area, plasma TV and they are also lockable. Studios feature ¾ double bed, study desk, wardrobe, kitchen with integrated facilities, private ensuite bathroom and lounge area with a plasma TV. As for the apartments they feature a ¾ double bed, a shared bathroom, a study area, a wardrobe and a shared area which includes a lounge and kitchen area with a TV.
The building has a free Wi-Fi connection, 24/7 CCTV, on-site laundry facility, on-site management team and a communal room with TV. All utility bills are included in the rent. All flats come with a dryer and a washer for residents to share.
This student home in Manchester is located in a vibrant neighbourhood surrounded by various parks and entertainment venues. The Printworks leisure centre is just 7 minutes away, while St.Michael's Flags and Angel Meadow Park is 3 minutes stroll away. Band on the Wall, a cool live music venue, is only 8 minutes walk away.

It is just a 12-minute walk to Manchester Central School of English and Abbey College Manchester. Manchester Metropolitan University is a 22-minute bus ride away, and the University of Manchester is a 25-minute bus ride as well.
Around 7 bus stations surround the premises. The closest one is Victoria Rail Station (Stop NU), followed by Park Place and Corporation Street (Stop NS).

A booking is considered complete when there is:
Signed Tenancy Agreement
Payment of deposit, full rent/ first rent installment
Accepted Guarantor Agreement, if applicable

Can I cancel my booking?
If you accept an offer of accommodation online or by signing a Tenancy Agreement, and then decide you wish to cancel outside of the Initial Cancellation Period, the following applies:
- You remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students (it is your responsibility to find another tenant) and we are able to re-let the room
- If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a different amount as a deposit (such as £150) then this is the amount that will be retained.
1st Year Applicants Only
If you are a prospective student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution, you may be eligible to be released from this agreement.
To apply to be released from the agreement you will need to provide:
- Written confirmation that you wish to cancel your reservation.
- Supporting evidence from the University or UCAS.
You can terminate your tenancy agreement if you have an existing medical condition and this is recorded on your application prior to a room offer being made. We will require medical proof with your application and you will be liable for a minimum of 4 weeks’ rent or to the end of the current rent period, whichever is longer.
