Payment Terms

Where can I find the full termination policy? It is available in the booking section and on the documents page. You must read and understand it before confirming your booking. Can I cancel within the initial period? Yes. You may cancel within 7 days of accepting the offer or paying the deposit (whichever occurs first), provided you have not moved into the property. If eligible, your security deposit will be refunded in full. How long does it take to receive the deposit refund? Refunds are normally processed within 28 working days of cancellation. If the deposit has already been secured with a third-party protection scheme, the refund may take up to 60 days due to the scheme’s processing time. In this case, the refund will be issued directly by the scheme and may require a repayment reference provided by them. The landlord cannot influence or speed up this process. Deposits are legally required to be protected in a third-party scheme. What happens if I cancel after the 7-day initial period? You remain liable for rent on a weekly basis, including any part-week, until the room is re-let. When will I be released from the agreement after late cancellation? You will only be released once the room has been successfully re-let and any required release payment or fees have been paid. The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.

Ideal location with friendly and helpful staff. Whenever an issue has arisen it has been dealt with diligently. Communal spaces are always kept clean by the team and the vast range of amenities are a bonus

Lovely accommodation, lived here for 2 years whilst studying and felt very safe. So close to the city centre and 24/7 security always available. Any issues with maintenance were efficiently resolved by Alex who is super nice and helpful :) Would recommend

I’ve had a great experience living here. The staff are consistently friendly, patient, and professional, and their service attitude really makes a difference. Cleaning is done promptly and to a high standard, so both my room and shared spaces feel well maintained. Whenever I’ve had an issue, it has been handled quickly, with fast and clear responses to maintenance requests. The public areas have a welcoming, positive atmosphere that feels safe and comfortable. A special highlight is the balcony view—beautiful and relaxing, especially at sunrise and sunset. Highly recommended.

I moved to Southampton for post graduate study and was adamant I did not want a studio flat or to live in student accommodation. However, I stumbled across this place and asked reception for a viewing just to check out all my options and I instantly knew this is where I wanted to be. The staff have been so kind right from the start. They have not hesitated in fixing any maintenance logs as soon as possible. Even if something could not be fixed immediately, they contacted me to let me know why and when they expect the repairs. The location is perfect, being a walkable distance to the centre and train station. It is close to the bus stop where lots of buses come by, so this location is very well connected. The communal areas are amazing, the sky deck being my personal favourite, and everywhere is kept very clean. The whole building is also very safe and secure. This is a bit more expensive than other student accommodation, but in my experience is well worth the price.

The best place to choose after coming to study in the UK. The location is very good which is in the city center; the apartments are very complete and luxurious, and it is very comfortable to stay here; of course, the services of Eliza and Steve are also very good, and the parties and other activities will be organized every holiday. Deserved the best Southampton student residence. luv that place very much !!
