The Nest Overview

Location

When is my rent due?Rent is collected in instalments at different times of the year, depending on the property you are living in. This structure is intended to help you avoid paying one large lump sum and to coincide with student loan payments. You should review your licence agreement, which clearly details the rent due dates for your property. Full details are available on request from your chosen property. When are my first payments due?To secure your booking, a deposit is payable at the time of signing the tenancy agreement. What if I do not pay the Booking Deposit payment within 7 days?If you do not pay the booking deposit within 7 days, we reserve the right to automatically release any room being held. Please contact us as soon as possible to avoid the room being released to someone else.

Payment Terms

Cooling-Off Period<ul><li>The Tenant may cancel this Agreement by providing written notice to the Landlord within 7 calendar days of accepting this Agreement.</li><li>Cancellation is valid only if: <ul><li>The Tenancy Start Date has not yet occurred; and</li><li>The Tenant has not taken occupation of the accommodation.</li></ul></li><li>If valid notice is received within the Cooling-Off Period: <ul><li>All rent and deposit payments shall be refunded in full;</li><li>The Landlord reserves the right to retain any permitted booking or administration fee in accordance with applicable law.</li></ul></li></ul> Cancellation Before the Tenancy Start Date (After Cooling-Off Period)<ul><li>Following the expiry of the Cooling-Off Period, the Tenant shall remain liable for the tenancy unless released in accordance with this Clause.</li><li>The Tenant may request to be released from this Agreement if: <ul><li>A suitable Replacement Tenant is identified;</li><li>The Replacement Tenant enters into a new tenancy agreement acceptable to the Landlord;</li><li>The Tenant has paid all sums due under this Agreement up to the date of replacement.</li></ul></li></ul> Cancellation After the Tenancy Start Date<ul><li>Once the tenancy has commenced, the Tenant shall be liable for the full contractual rent unless released in accordance with this Clause.</li><li>The Tenant may request early termination where: <ul><li>A suitable Replacement Tenant is found and approved by the Landlord;</li><li>The Replacement Tenant enters into a tenancy agreement;</li><li>The Tenant has paid all outstanding rent and any permitted fees.</li></ul></li></ul> Termination Due to Student Status<ul><li>The Tenant may terminate this Agreement by giving written notice if: <ul><li>The Tenant withdraws from, is excluded from, or is refused admission to their higher education institution; or</li><li>The Tenant is absent from their course for more than 60 days due to illness.</li></ul></li><li>The following conditions shall apply: <ul><li>The Tenant must give no less than four (4) weeks’ written notice;</li><li>The notice must state the intended date of departure;</li><li>The Tenant must provide reasonably satisfactory evidence.</li></ul></li></ul> No Place, No Pay<ul><li>Applicable to first year students only.</li><li>The Tenant may cancel this Agreement prior to the Tenancy Start Date if: <ul><li>The Tenant does not receive an offer of a place at their chosen higher education institution.</li></ul></li><li>The Tenant must provide: <ul><li>Written notice of cancellation; and</li><li>Reasonable supporting evidence.</li></ul></li></ul> No Visa, No Pay<ul><li>Applicable to first year students only.</li><li>The Tenant may cancel this Agreement prior to the Tenancy Start Date if: <ul><li>The Tenant’s visa application is refused.</li></ul></li><li>The Tenant must provide: <ul><li>Written notice; and</li><li>Official documentation confirming visa refusal.</li></ul></li></ul> Death of a Tenant<ul><li>The Agreement shall terminate upon the Tenant’s death, with no further rent payable from the date of death.</li><li>Any rent paid in advance for the period after the date of death shall be refunded to the Tenant’s estate.</li></ul> Failure to Provide Possession<ul><li>If the Landlord cannot provide the accommodation on the Tenancy Start Date, the Tenant may terminate the Agreement and receive a full refund.</li></ul> The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.

Location is great as it is a 5 minute walk to the city centre and ntu campus, and there are bus stops across the street for anyone attending the university of Nottingham. The studios are nice, secure and spacious but for me personally I don't think it was worth paying so much rent for it(£800 per month). It's great for those who want independence, however it does take a while for the staff to get back to you in regards to any issues you have, especially when it comes to leaks within your property. Overall, it is a great place to stay if you want to live alone as well as having a great study and social environment.

I'm currently enjoying staying at the nest, I've been here two weeks. the location is great! you're a 5 min walk into the centre. you have other student accommodation a short walk away! local shops and restaurants 2 minutes away! parking is a little hard at times but mostly alright. it is expensive however its reasonable as the quality is high however, this does not include a gym or free washing facilities or a cinema room. This price only includes your room and common room. As they are all studios you are able to enjoy your own space. there is a group page in planning so that the residents can get to meet each other and meet up for movie nights, pizza nights and games in the common room. there is also some talk about if they might use their extra space for a gym or games room/cinema room which will definitely be exiting and definitely worth it however, this is not yet confirmed or promised. message me if you have any questions!
