Initial payments to secure the lease must be made within 48 hours and TCs are in the lease agreements sent to the student.

• Before signing lease: The accommodation provider can cancel for false info, missing payments, late signing, non-arrival, or rule breaches.

• Before arrival (visa/offer issues): Possible full refund or deferral if visa is refused or offer is denied, with proof and at least 30 days’ notice.

• After signing lease: Contract is legally binding; cancellation usually costs 1–4 weeks’ rent.

• Special cases: Visa refusal after signing must be reported within 24 hours; travel restriction claims need official proof.

• Changes: Room or booking changes aren’t guaranteed and may cost extra fees, especially close to start date.
