How do I make a booking?
To begin the booking process, you must first register as an applicant.

Once you have selected:

• Your preferred studio flat type

• Contract length

• Move-in date

You will receive:

• A tenancy agreement

• A personalised payment schedule showing a breakdown of the total costs for your stay
  
  

What payment options are available?
Rent payments can only be made:

• In full for the entire tenancy; or

• In termly instalments

No other payment arrangements are accepted.

Is there a fee to reserve a studio flat?
Yes, to reserve a studio flat, a reservation fee equal to one week's rent is required.

Is the reservation fee refundable?
A 48-hour cooling-off period applies.

If you cancel within 48 hours and your cancellation request is submitted by email within that period, the reservation fee will be refunded in full.

After the 48-hour cooling-off period expires, the reservation fee becomes non-refundable.

If the tenancy proceeds, the reservation fee will be deducted from your first rental instalment.

Is a security deposit required?
Yes, a security deposit equal to two weeks' rent is required.

The deposit is protected under a tenancy deposit protection scheme for the duration of the tenancy and is returned after the tenancy ends.

What happens if I change my mind after booking?
You may cancel your booking during the 48-hour cooling-off period.

To receive a full refund of the reservation fee:

• The cancellation request must be submitted by email, and

• The request must be made within 48 hours.

After the 48-hour cooling-off period, the reservation fee is non-refundable.

When must I return the tenancy agreement?
Your signed tenancy agreement must be received within 5 working days.

Can I cancel within 7 days of signing?
Yes, if you give written notice within 7 days of signing and the tenancy has not started, you can cancel without charge and receive a full refund of the initial rental payment (1 week's rent).

What if I cancel after 7 days or after the tenancy starts?
You will remain responsible for the tenancy until a replacement tenant is found.

• Re-letting will be attempted but is not guaranteed.

• You must continue paying rent and any other charges due under the tenancy agreement.

• Your liability ends when the replacement tenant's tenancy begins.
  
  

Is there a fee for finding a replacement tenant?
Yes, a £50 administration fee may be charged for processing the tenancy surrender and arranging a replacement tenant.

Is there a cooling-off period?
Yes, you may cancel within 48 hours of paying the reservation fee and receive a full refund, provided the tenancy has not started, and cancellation is requested by email.

Is the reservation fee refundable after 48 hours?
No, once the 48-hour cooling-off period has expired, the reservation fee becomes non-refundable.

Can I cancel if I do not obtain a valid visa?
Yes, you may cancel if you fail to obtain a valid visa, provided you submit notice and supporting evidence by email at least 28 days before the tenancy start date.

The reservation fee is non-refundable.

What happens if I do not pay rent before moving in?
The tenancy agreement may be cancelled by written notice, and any advance payments already made will not be refunded.

What happens if the landlord cancels before I move in?
Written notice will be provided where possible, and any initial rental payment and other tenancy-related fees paid will be refunded.
