When is the full payment for accommodation due?

The entire invoice balance must be paid and received at least three weeks prior to the scheduled check-in date. This rule is strictly enforced for all stays, regardless of length.


What documentation must be submitted to secure a room assignment?

Along with full payment, official flight details must be provided before final room assignments can be made. This flight information is required even if airport transfer services are not being utilised.


Can a booking be modified within three weeks of arrival?

While changes can be requested, any modifications or date shifts made within the three-week check-in window will automatically void all accommodation fulfilment and placement guarantees.


What fees are included in the initial upfront invoice?

The upfront balance comprises a single non-refundable booking fee, a fixed key deposit, a standard departure cleaning fee, and an advanced rent payment for the first two weeks of the stay.


Are there minimum and maximum limits on stay durations?

Yes. The maximum booking length allowed per continuous invoice cycle is 12 weeks. The minimum stay requirements are a baseline of four weeks for studio apartments, and two weeks for hostels, homestays, and residential locations.

What is the standard fee for cancelling a reservation?

A general cancellation incurs a flat fee of $350, unless the cancellation falls under specific visa rules or last-minute timelines.


What happens if a booking is cancelled due to a visa refusal?

No fees are charged if written notification and official proof from immigration are submitted at least two weeks before the scheduled check-in date. If documentation is submitted less than two weeks before check-in, the reservation is treated as a last-minute cancellation.


What are the penalties for cancelling or postponing a stay prior to check-in?

  • 3+ Weeks' Notice: A flat fee of $350 is charged if written notice is given three weeks or more before check-in.

  • Less Than 3 Weeks' Notice: If written notice is given less than three weeks before check-in (but before arrival), the penalty consists of the booking fee plus the cost of two weeks of accommodation.


Can a reservation be cancelled or postponed after checking in?

Yes, but the resident remains financially responsible for the accommodation's baseline minimum stay requirement. Additionally, a written notice period must be provided at any time, two weeks for standard housing or three weeks for studio apartments. Any remaining funds after these deductions may be refunded.
