How is a booking secured?

By signing the tenancy agreement (tenant and guarantor if required) and landlord countersigning, after which the contract becomes legally binding.

Can I book without a guarantor?

Yes, by paying full rent in advance due on 1 August 2026. If not paid and no guarantor is provided, the booking may be cancelled.

What are the signing deadlines?

Must be signed within 5 days, or 2 days if booked after 1 August 2026. If not signed in time, the booking may be cancelled without penalty. Once signed and countersigned, rent is payable even if not moving in or leaving early, subject to exceptions.

What are the payment terms?

First instalment is due on 1 August 2026, with all further payments due as stated in the agreement. Rent is a legal obligation and not dependent on funding.

Is a monthly payment allowed?

Possible for students on a monthly bursary, but must be requested and approved under the tenancy terms.

Key legal conditions?

The contract becomes binding after countersignature. Tenant and guarantor remain liable for rent, including if not moving in or leaving early, unless exceptions apply. All negotiations are subject to contract.

Can I cancel before the agreement is signed?

Is there a cooling-off period?

Yes, if:

• Booked online/phone
• Not viewed in person

Time limit: 72 hours (24 hours from 1 Aug 2026)
Refund: Within 10 working days

Can I cancel after cooling-off but before start?

Only if:

• Visa refusal
• Failed entry/progression grades
  
  

Rule: Must provide evidence within 72 hours
Liability: Rent applies if after start date until release is confirmed

Can I end early due to student status change?

Yes if:

• Withdrawn, excluded, or refused admission
• Long illness (60+ days) with official suspension

Requirements:

• 4 weeks’ notice
• Evidence required
• Must move out on stated date
• No other reasons allowed

Can I end early for other reasons?

Only by replacement tenant:

• Rent must be fully paid
• Replacement must sign new agreement
• You remain liable until takeover or original end date
