The Lantern Overview

Location

How much is the holding deposit and when do I pay it?To secure your booking, you must pay a holding deposit of £150 when you complete your application. This amount is later deducted from your first rent instalment and will appear on your payment portal as “Holding Deposit.”What happens after I pay the holding deposit?Once your Tenancy Agreement is countersigned by both you and your guarantor (if required), your booking becomes legally binding. At this point, you are fully committed to paying all rent and fees stated in the agreement.Can I still book accommodation without a guarantor?Yes. If you do not provide a guarantor, you can still secure your booking by paying the full rent in advance for the entire tenancy period.When is the full rent payment due if I don’t have a guarantor?If you choose to pay in full, the entire rent amount must be paid by 1 August 2026. If payment is not received and no guarantor is provided, your booking may be cancelled.Is the holding deposit refundable?The holding deposit is generally credited toward your first rent instalment once your tenancy begins. However, it is non-refundable once your booking progresses and the Tenancy Agreement is countersigned, as you are then contractually committed.When do I sign the Tenancy Agreement?After selecting your accommodation, you (and your guarantor, if applicable) have:<ul style=""><li dir="ltr">5 days to sign the Tenancy Agreement, or</li><li dir="ltr">2 days if booking after 1 August 2026</li></ul>Once signed by both parties and countersigned by the landlord, the agreement becomes legally binding.What happens if I don’t sign the Tenancy Agreement in time?If the agreement is not signed within the required timeframe, your booking may be cancelled without penalty.What does “legally binding” mean once I sign the agreement?Once countersigned, you and your guarantor are legally committed to paying the full rent for the tenancy period, even if you do not move in or decide to leave early (except in specific approved circumstances).When do I pay my rent?The first rent instalment is due on 1 August 2026. All subsequent instalments are due on the dates outlined in your Tenancy Agreement.Can I pay rent monthly instead of in instalments?Yes, in some cases. If you receive accommodation funding or a monthly bursary, you may request a monthly payment plan. You should contact the Residents’ Team to arrange this.Is rent affected by Student Finance or bursary delays?No. Rent payments are a contractual obligation and must be paid on the due dates regardless of when your Student Finance or bursary is received.What does rent include?Your rent includes:<ul style=""><li dir="ltr">Hot water</li><li dir="ltr">Electricity</li><li dir="ltr">Wi-Fi</li><li dir="ltr">Contents insurance</li></ul>Wi-Fi speed, device limits, and insurance details are available on your property’s Booking Info page.Can rent prices change after I book?Advertised rent and offers may change throughout the year. However, your accommodation and agreed price are secured once your application has been submitted.What are guarantors and do I need one?Most applicants must provide a guarantor (unless paying the full rent upfront). A guarantor is someone over 18 who agrees to cover rent and tenancy obligations if you cannot.What documents does a guarantor need to provide?Your guarantor must provide:<ul style=""><li dir="ltr">Valid photo ID (e.g. passport)</li><li dir="ltr">Proof of address (e.g. utility bill or bank statement from the last 3 months)</li></ul>If documents are not acceptable, the guarantor may be declined.Can my booking be cancelled after I apply?Yes. The provider reserves the right to cancel a booking at any time before the Tenancy Agreement is countersigned, at their discretion.Are there eligibility requirements for booking?Yes. You must be a full-time student or reasonably expect to be enrolled at a recognised higher or further education institution. Proof of enrolment may be requested.What happens if I am not accepted as a student?If you fail to obtain or maintain student status, or cannot provide proof when requested, your booking may be cancelled or your tenancy may be terminated.Are there any checks after signing the agreement?Yes. Sanctions screening is carried out for both tenant and guarantor. If either party fails these checks, the booking will be cancelled in line with UK legal requirements.

Payment Terms

Can I cancel my booking before signing the tenancy agreement?Yes. You can cancel your booking before the Tenancy Agreement has been countersigned and receive a full refund of your Holding Deposit.Is there a cooling-off period after booking?Yes. If you booked online or by phone without viewing the accommodation in person, you can cancel within 72 hours of booking, provided you have not moved in. From 1 August 2026, this cooling-off period will be reduced to 24 hours.How do I cancel during the cooling-off period?You must email the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”Will I receive a refund if I cancel during the cooling-off period?Yes. Your Holding Deposit will be refunded, and refunds are usually processed within 10 working days.Can I cancel if my visa application is refused?Yes. You may cancel before your tenancy start date if you are unable to obtain a visa to enter the UK. Supporting evidence, such as a visa refusal letter, must be provided within 72 hours of receiving it.Can I cancel if I do not get the grades for university?Yes. You may cancel before your tenancy starts if:<ul style=""><li dir="ltr">You do not receive the grades required to attend your chosen university, or</li><li dir="ltr">You do not achieve the grades needed to continue your studies.</li></ul>You must provide supporting evidence, such as a UCAS notification, within 72 hours of receiving the results.Will my Holding Deposit be refunded in exceptional circumstances?Yes. If your cancellation is approved due to visa refusal or academic results, your Holding Deposit will be refunded.What happens if I receive my visa refusal or exam results after my tenancy has started?You will remain responsible for rent payments until:<ul style=""><li dir="ltr">You provide the required evidence, and</li><li dir="ltr">Your release from the tenancy is confirmed.</li></ul>Can I end my tenancy early if I can no longer continue my studies?Yes. You may be able to end your tenancy early if:<ul style=""><li dir="ltr">You withdraw from your course,</li><li dir="ltr">You are excluded from your course,</li><li dir="ltr">You are refused admission, or</li><li dir="ltr">Your studies are suspended for more than 60 days due to illness.</li></ul>What do I need to do to end my tenancy due to a change in student status?You must:<ul style=""><li dir="ltr">Give at least four weeks’ written notice,</li><li dir="ltr">State your intended move-out date,</li><li dir="ltr">Provide supporting evidence from your institution, and</li><li dir="ltr">Vacate the accommodation by the stated date.</li></ul>What happens if there is a problem with my notice or documents?You will be contacted as soon as possible and allowed a reasonable opportunity to correct the issue.Can I cancel for any other reason before or during my tenancy?No. Other cancellation requests are not normally accepted unless you find a suitable replacement tenant.Can I find a replacement tenant if I want to leave early?Yes. You may arrange a replacement tenant acceptable to the landlord. The replacement tenant will need to sign a new tenancy agreement.What conditions must be met before a replacement tenant is accepted?Before a replacement tenant can take over the tenancy:<ul style=""><li dir="ltr">Your rent account must be fully up to date, and</li><li dir="ltr">Any outstanding rent up to your leaving date must be paid.</li></ul>When does my responsibility for the tenancy end?Your responsibility ends only after the replacement tenant has signed their agreement and completed the required payments. Until then, you remain responsible for the rent and tenancy obligations until the original tenancy end date.The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.

Danielle and Jay have made my stay at the lantern the absolute best! They are both extremely helpful in any situation and go above and beyond to make people feel welcome, heard, and make sure things run as smooth as possible with a smile on their faces. Not only would I recommend the Lantern for the great living space itself, but because of their amazing staff team too that make you feel comfortable living here from day one :)

Ive had a great experience so far staying at The Lantern. The rooms are spacious and well-maintained, and the common areas are perfect for socializing and studying. Danielle, Emma and Jay from the management team are especially helpful, always careful and friendly, making sure everything ran smoothly and that everyone felt welcome. Their support really made a difference. I would definitely recommend The Lantern to other students looking for a comfortable and supportive living.

The residents team are all always so lovely and welcoming, especially Danielle, who has gone above and beyond to give me support and help with situations. More than I could’ve ever asked or expected!

Great place to live. Emma, Danielle and Jay are great staff and always make time for people and put up with us in our social outfits aswell. Night security are amazing aswell.

The Lantern is a fantastic place to stay! From the moment you arrive, you're greeted with a warm welcome. The staff, especially Jay and Emma, are incredibly friendly and helpful, making you feel right at home. The rooms are clean, comfortable, and well-maintained, providing a relaxing atmosphere. The location is also a plus, with easy access to local attractions and amenities. Overall, The Lantern offers a wonderful experience, and I highly recommend it to anyone looking for a great stay!
