Location

1. Payment to Secure Booking<ul style=""><li dir="ltr">A payment is required at the time of booking to secure the room.</li><li dir="ltr">Accepted methods: card or open banking transfer. </li></ul>2. How Booking Payment is TreatedEngland<ul style=""><li dir="ltr">Any rental payment made at booking is deducted from the final rent instalment.</li><li dir="ltr">If the rental agreement is signed on or after 1 August, the first instalment must be paid according to the payment schedule.</li></ul>3. Rent Payment Schedule<ul style=""><li dir="ltr">Students can select a preferred payment schedule during booking.</li><li dir="ltr">The full payment schedule is available before accepting the rental agreement. Payments must be made in line with the agreed schedule. </li></ul>4. Guarantor &amp; Payment Liability<ul style=""><li dir="ltr">A guarantor is required (subject to eligibility criteria).</li><li dir="ltr">The guarantor is responsible for any unpaid rent or outstanding balances. Student Roost will contact the guarantor only if payments are missed.</li><li dir="ltr">Failure to provide a guarantor may result in booking cancellation. </li></ul>5. Dual Occupancy (If Applicable)<ul style=""><li dir="ltr">Both residents are jointly liable for rent. An additional fee applies and must be paid according to the payment schedule. </li></ul>6. Discounts &amp; Incentives<ul style=""><li dir="ltr">Discounts or cashback offers are subject to campaign terms.</li><li dir="ltr">Typically applied to the final rent instalment.</li><li dir="ltr">Prices may vary due to dynamic pricing. </li></ul>7. What Rent IncludesRent includes:<ul style=""><li dir="ltr">Utility bills</li><li dir="ltr">Internet</li><li dir="ltr">Contents insurance</li><li dir="ltr">Access to communal spaces</li><li dir="ltr">Maintenance service (excluding resident-caused damage)</li><li dir="ltr">Parcel service </li></ul>Rent does not include:<ul style=""><li dir="ltr" style="">Laundry usage (where applicable)</li><li dir="ltr" style="">Optional internet or insurance upgrades</li></ul>

Payment Terms

Can my booking be cancelled before I check in?Yes. Your booking may be cancelled if:<ul style=""><li dir="ltr">Rent or deposits are unpaid</li><li dir="ltr">A valid guarantor agreement is not provided</li><li dir="ltr">You fail to check in within 14 days of the tenancy start date (unless otherwise agreed)</li><li dir="ltr">You are unable to start or continue your course</li></ul>Can my tenancy be terminated after I move in?Yes. Termination may occur if:<ul style=""><li dir="ltr">You are no longer a full-time student in the UK</li><li dir="ltr">You engage in criminal or anti-social behaviour</li><li dir="ltr">You breach the tenancy/occupation agreement</li><li dir="ltr">Rent remains unpaid via legal proceedings</li></ul>Termination does not remove liability for unpaid rent or contractual obligations.What is the cooling-off period?You may cancel for a full refund of deposits and payments if you cancel:<ul style=""><li dir="ltr">Within 3 days of accepting your agreement</li><li dir="ltr">Within 24 hours if your booking is made on or after 1 August</li></ul>The cooling-off period ends once you collect your keys.What happens if I cancel after the cooling-off period?You remain liable for rent for the full tenancy term, unless:<ul style=""><li dir="ltr">You meet the Cancellation Criteria, or</li><li dir="ltr">You provide a suitable replacement tenant/contract holder</li></ul>What qualifies as a replacement tenant?The replacement must:<ul style=""><li dir="ltr">Be a student</li><li dir="ltr">Meet the property’s accommodation preferences</li><li dir="ltr">Have no outstanding arrears</li><li dir="ltr">Sign the agreement for the remaining tenancy period</li></ul>A £50 tenancy takeover fee applies. Takeovers are only permitted until 31 May of the academic year.When can I cancel without penalty?Cancellation may be approved under the following Cancellation Criteria:<ul style=""><li dir="ltr">Visa refusal (application declined, not later revoked)</li><li dir="ltr">Academic failure (required grades not achieved; no longer a student)</li><li dir="ltr">Exceptional circumstances, including:<ul><li dir="ltr">Serious medical conditions</li><li dir="ltr">Bereavement</li><li dir="ltr">Other qualifying ANUK/Unipol Code grounds</li></ul></li></ul>What evidence is required?Official supporting documents from relevant authorities, such as:<ul style=""><li dir="ltr">UCAS</li><li dir="ltr">Visa authorities</li><li dir="ltr">Universities or recognised institutions</li></ul>How do I request cancellation under these criteria?Submit your request via email or written notice. flat 14 I recommend Apollo court because it's safe and nice.

Absolutely amazing place. Rooms are spacious, with tables having ample room for decor. The staff go above and beyond to help you out, especially when maintenance is involved. Stan helped me a lot when I was unpacking and checked in on me to ensure I was settled ok. Farheen is always prompt and helpful when I need help with maintenance or moving, but also she’s great for a chat too. Dean has been more than understanding and prompt with helping me sort out the contract, amazing guy. The guy with the brown beard and flannel shirt at reception was also amazingly helpful (sorry I forgot. It was a brief meeting but you helped me out with my boxes too!)

Great place!!! Staff couldn't be more welcoming and helpful, especially Michelle and Jess on reception. V good price for the high quality of the rooms. Lots of effort is made to help students settle in. Location is a big draw, short walk to city centre, station and uni! All round a good place to live :)
