Payment Terms
To secure a room, you must pay an initial booking deposit made up of four parts:
a refundable bond equal to one month’s rent (subject to no damage or rule breaches),
the first month’s rent,
a non-refundable $350 AUD house entry fee for preparation (valid for one year),
and international bank transfer fees ($15 via Westpac or $25 via NAB/ANZ if applicable; not required for domestic transfers).
After the initial payment, rent is paid monthly.
For calculating the average rent per month:
Weekly rent ÷ 7 = daily rent
Daily rent × 365 = annual rent
Annual rent ÷ 12 = monthly rent
The above payment policy is a synopsis of the property’s payment policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their payment policies.
Cancellation Policy
A notice to vacate is only valid if given 28 days before the contract ends.
If notice is given later than this, it is treated as an early termination (lease break).
In a lease break, the tenant must find a replacement tenant.
The original tenant remains responsible for rent until the replacement tenant has fully:
paid the deposit
signed the contract
moved in
submitted the condition report
The lease is only considered settled once all replacement steps are completed.
The property is marketed until a deposit is received and receipted.
If a deposit is received after the property is already booked, it will be reallocated based on availability.
If no availability remains, the deposit is refunded.
