Payment Terms
Can I book without a guarantor?
Yes, with full payment upfront
You can secure the booking without a guarantor by paying the full rent in advance.
- Deadline: 1 August 2026
- If not paid and no guarantor is provided, the booking may be cancelled
What are the Tenancy Agreement rules?
Signing and legal commitment
- You (and guarantor if applicable) have 5 days to sign
- Once signed and countersigned, it becomes legally binding
- You remain liable for full rent even if you do not move in or leave early (subject to exceptions)
If not signed in time:
- Booking may be cancelled immediately
- No penalty applies
Late booking (after 1 August 2026):
- Signing period reduces to 2 days
When is rent due?
Payment schedule
- First instalment: 1 August 2026
- Further payments: as stated in the contract
- Rent is a legal obligation, not linked to Student Finance or bursaries
Can rent be paid monthly?
Conditional option
Monthly payments may be available if you receive bursary funding, but they must be requested and approved.

Cancellation Policy
Can I cancel before the agreement is countersigned?
Yes. You may cancel at any time before the contract is countersigned.
Do I get a cooling-off period?
Yes, if you booked online or by phone and have not viewed the accommodation.
- 72 hours from booking (reduces to 24 hours from 1 Aug 2026)
- You must not have moved in
How do I cancel during this period?
Email cancellation request with the correct subject line.
Will I get a refund?
A: Yes, within 10 working days.
Can I cancel before tenancy starts after the cooling-off period?
Only in limited cases:
- Visa refusal
- Not meeting entry grades
- Not meeting grades to continue studies
What evidence is required?
Proof must be provided within 72 hours of receiving it.
When do I stop being liable for rent?
Only when evidence is provided AND your release is formally confirmed.
Can I end my tenancy early due to student status changes?
Yes, if you:
- Withdraw from your course
- Are excluded
- Are refused admission
- Are absent for 60+ days due to illness with approved suspension
What must I do?
- Give 4 weeks’ notice
- Provide official evidence
- State move-out date
- Leave by that date
Are there other reasons accepted?
No, only the listed reasons are valid.
Can I transfer my tenancy to someone else?
Yes, if a replacement tenant is approved.
What conditions apply?
- Rent must be fully up to date
- All outstanding rent must be paid
When does responsibility transfer?
Only when the replacement tenant signs, pays, and takes over the agreement. Until then, you remain liable.
