Payment Terms

Where can I find the full termination policy? It is available in the booking section and on the documents page. You must read and understand it before confirming your booking. Can I cancel within the initial period? Yes. You may cancel within 7 days of accepting the offer or paying the deposit (whichever occurs first), provided you have not moved into the property. If eligible, your security deposit will be refunded in full. How long does it take to receive the deposit refund? Refunds are normally processed within 28 working days of cancellation. If the deposit has already been secured with a third-party protection scheme, the refund may take up to 60 days due to the scheme’s processing time. In this case, the refund will be issued directly by the scheme and may require a repayment reference provided by them. The landlord cannot influence or speed up this process. Deposits are legally required to be protected in a third-party scheme. What happens if I cancel after the 7-day initial period? You remain liable for rent on a weekly basis, including any part-week, until the room is re-let. When will I be released from the agreement after late cancellation? You will only be released once the room has been successfully re-let and any required release payment or fees have been paid. The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Been living here since September 2025, and will be renewing for next year. I love everything here including the new addition of the coffee machine and biscuits that i nibble on every morning. I’m happy i have chosen this accomodation and would recommend highly !!!

This accommodation has many great facilities such as a cinema room, gym room, These are cleaned very often and i really appreciate the addition of a coffee machine. The people working here take great care of their tenants, dealing with all issues promptly and creating multiple fun opportunities for tenants to socialise and get to know one another.

I’ve been living here for a while and overall I’ve had a very positive experience. The location is great and very convenient, with easy access to shops, public transport, and daily essentials.

The apartment itself is clean, well-maintained, and comfortable to live in. The room is a good size and the facilities are in good condition, which makes everyday life much easier.

The staff team are friendly and helpful, and any issues I’ve had were handled quickly and professionally. I also feel safe living here, and the general environment is quiet and pleasant.

Overall, I would definitely recommend this place to students or anyone looking for a comfortable and convenient place to stay.

It's a great place. It only takes fifteen minutes to walk to school. Go downstairs and turn left to reach the supermarket. There are also many restaurants around, and a few of them stay open until late at night. It's only five minutes to Sainsbury's and Sellyoak Station. It's a very convenient living circle.

My studio had plenty of room, which made it ideal for having friends around, and was well-located, being close to both the university and Selly Oak train station. One of the things that I particularly liked was that the kitchen had a proper oven, rather than a combination microwave-oven, which was surprisingly difficult to find in student accommodation around here – this made it far easier to prepare a wide variety of healthy meals. The reception staff were always helpful and friendly, and any issues I had were resolved very quickly.
