What is the "No Visa, No Offer – No Pay" policy?

It is a protection policy that allows applicants to cancel their booking with a full refund or deferral if their Australian student visa is rejected or if they are denied admission to an Australian educational institution.

What evidence must be provided to support a cancellation request?

Applicants must submit a visa refusal notice from the Department of Home Affairs or an official rejection letter from the educational provider containing visible contact details.

When must a pre-arrival cancellation request be submitted?

Written notice along with supporting documentation must be delivered to management at the designated property at least 30 days before the contract start date.

What choices are available if a pre-arrival cancellation is approved?

Applicants can choose one of the following options:

• Defer the contract start date to a future intake and transfer all advance rent to the new booking.
• Request a full refund to a domestic or international bank account (processing takes up to four weeks, and international transfers may incur transaction fees).

Does the policy still apply after signing the tenancy agreement?

Yes. If a visa or institutional offer is declined after the tenancy agreement is signed, the applicant remains eligible provided written notification and supporting documentation are submitted within 24 hours of receiving the rejection notice.
