Location

Do I need to pay a deposit to secure my room? Yes. A £150 holding deposit is required at the time of booking. Once your tenancy begins, this amount converts into your security deposit. Is the deposit refundable? Yes. Your security deposit is refundable at the end of your tenancy, subject to a final inspection and provided there are no outstanding rent arrears or damages to the room or communal areas. How is my deposit protected? Your deposit is protected by an approved tenancy deposit scheme. Deposits are registered with the Tenancy Deposit Scheme (TDS) in England and Wales and MyDeposits Scotland in Scotland. When will I receive my deposit refund? After the final inspection, your deposit will be returned within 10 working days, provided there are no deductions for unpaid rent or damages. Can I pay my rent in instalments? Yes. You can either pay your rent in full or in 4 instalments. Payment amounts and due dates will be confirmed in your booking confirmation email. Do I need a guarantor to pay in instalments? Yes. Students choosing the 4-instalment payment option must provide a qualified UK guarantor. What if I don't have a UK guarantor? If you cannot provide a UK guarantor, you may be able to use a third-party guarantor service such as Housing Hand, subject to their terms and approval. Do I need a guarantor if I pay my rent in full? No. A guarantor is only required if you choose to pay your rent in instalments. What payment methods are accepted? Rent payments can be made via Recurring Card Payment, Direct Debit, or Bank Transfer through the resident portal. Can I pay by cash or cheque? No. Cash and cheque payments are not accepted. How can I change my payment method? If you would like to change your payment method, please contact the accommodation team for assistance.

Payment Terms

Can I cancel my booking? Yes. You can cancel within 14 days of signing your first tenancy agreement for the 2026/27 academic year (the cooling-off period), provided your tenancy has not started and you have not collected your keys. Any advance rent and rent payments made will be refunded. What happens if I cancel after the cooling-off period? You can request to cancel at any time, but you will remain responsible for paying rent until a suitable replacement tenant is found and their 14-day cooling-off period has ended. Finding a replacement tenant is your responsibility. Can I cancel if my visa application is rejected? Yes. You may be released from your tenancy if you submit a cancellation request within 3 days of receiving your visa refusal and provide a copy of the official visa rejection letter. If your tenancy has already started, you remain liable for rent until the required documents are received. Can I cancel if I do not get into university? Yes, if you are a prospective first-year undergraduate student. You must submit your cancellation request before 22 August 2026 and provide evidence of your unsuccessful university application, such as a UCAS or university rejection letter. Any advance rent and rent payments made will be refunded. Can my booking be cancelled due to Anti-Money Laundering (AML) checks? Yes. All bookings are subject to AML checks. If a booking fails these checks, the property may cancel the booking and refund any payments made. The above cancellation policy is a synopsis of the property’s cancellation policy. The stay at this apartment was absolutely brilliant! Upon arrival, the place was spotless and fully equipped. The on-site gym was also very clean. Above all, the reception staff were incredibly friendly and helpful! Any maintenance issues were dealt with promptly. It offers excellent value for money – I’d highly recommend staying here.

I would recommend this place. The heater works well in winter so I won’t feel freezing. This accommodation is located near the canal. I always walk alongside the canal to University. It generally take 25 minutes to walk to main library of UoB. There are a huge TK maxx, a Food Warehouse and a KFC in ten minutes walks so it’s super convenient to get some cheapie fashioned item or groceries or fried chicken.
The staffs at reception are warm-hearted they always greet me then I struggled to wake up and attend 9:00 lectures. The reception frequently provides some pizza and fried chickens when they held some small activities. They provide sweet treats and tea bags, coffee bags in revision periods. They provide minced pie and cookies during Christmas. They provide free cleaning items when the contract is about to end. They provide a vacuum cleaner for each flat so that we can borrow it and clean the carpets.
So fay by now I am satisfied with everything. This place is better than Athena Studio considering its relatively affordable rent.

Overall, selly oak court is a good accommodation. The rooms themselves are fairly spacious. The desk is huge and easily big enough for a full computer setup. The bathroom is also more than adequate with a large shower. The kitchens are spacious with good equipment and lots of seating. However, sometimes appliances have been removed for short periods of time but always replaced.
There are some facilities onsite like a gym and pool table. There are washing machines but unfortunately it's circuit laundry which is a downside. Parking is avaliable inside but it's expensive, there is always space outside though.
The staff are very good and helpful, there are often events in reception with free food and drink.
Value for money is very strong for the area and the location itself is great. It's about 25 minutes to campus and there's plenty of shops just a few minutes away. Overall, there's only one large downside being the washing machines and otherwise I highly recommend it.

I had a really positive experience staying at Selly Oak Court. The accommodation is well-equipped with great amenities, making day-to-day living comfortable and convenient. The rooms are clean and functional, and the overall environment feels safe and well-maintained.

One of the standout aspects was the staff, who were consistently friendly, approachable, and quick to help with any issues. Their support made a big difference throughout my stay.

The location is also ideal for students, with easy access to campus and nearby shops. Overall, Selly Oak Court provided a comfortable and hassle-free living experience, and I’d definitely recommend it to other students.

A great accommodation!
I have been at this accommodation for about 6 months and have had a pleasant experience so far.
the receptionists ( specifically Megan and Danny ) are extremely friendly, approachable and helpful.
My room is a classic studio and it is spacious and cosy. Had an issue with the fridge and got it immediately replaced with a new one by maintenance. The gym facilities are okay - mostly just cardio and a few weights and a pull down machine.
my only downside would be the location as it’s about a 20 minute walk from university and is down a long road ( this isn’t that big of an issue just depends if you don’t mind a longer walk) however it is still close to shops such as Aldi and Sainsbury’s. The fire alarms also tend to go off quite often which can be disturbing at times.
Overall, would recommend staying here.
