Do I need a guarantor?

No. AXO does not require a guarantor for bookings.

What payment options are available?

Payment plans vary by property and tenancy length. Depending on your booking, you can pay in full or in instalments. Payments are made through the AXO Portal.

Is a 5-instalment payment plan available?

Yes. For 2026/27 bookings at AXO Paradise Student Village (PSV) and AXO Sherbourne Student Village (SSV):

51-week and 43-week contracts:

1st instalment: 22 August 2026

2nd instalment: 22 October 2026

3rd instalment: 22 December 2026

4th instalment: 22 February 2027

5th instalment: 22 April 2027

39-week contracts:

1st instalment: 22 August 2026

2nd instalment: 22 October 2026

3rd instalment: 22 December 2026

4th instalment: 22 February 2027

5th instalment: 5 April 2027

How are 16-week contracts paid?

16-week contracts must be paid in full and are not eligible for the 5-instalment payment plan.

Can I cancel my booking before the tenancy starts?

Yes. If you have not collected your keys, you may cancel:

• On or before 31 March 2025: You can cancel without penalty. Any advance rent paid will be retained.
• From 1 April 2025 onwards: You can cancel within 7 days of accepting the offer online. Any advance rent paid will be retained.

What happens if I cancel after the 7-day cooling-off period?

You will remain liable for all amounts due under your Tenancy Agreement unless a suitable replacement tenant is found.

Can I leave my tenancy early by finding a replacement tenant?

Yes. If a replacement tenant is found:

Before your tenancy starts: You will be released after the replacement tenant's 7-day cooling-off period has expired, they have signed the tenancy agreement, and paid the advance rent.

After your tenancy starts: You will be released 7 days after the replacement tenant signs their tenancy agreement or from the date they move in, whichever is earlier. If you have already occupied the room, a £50 room preparation fee will apply.

Can I cancel if I do not get into university (No Place No Pay)?

Yes. First-year undergraduate and postgraduate students may cancel if they do not achieve the required grades or, for first-year undergraduates, if they exceed their grades and accept a place at another university. You must submit the required UCAS or university evidence within 48 hours of your results being published. If approved, your tenancy will be cancelled, and any advance rent paid will be retained.

Can I cancel if my UK visa is refused?

Yes. If your UK visa application is refused and you can no longer study in the UK, you may cancel by submitting evidence of the refusal within 48 hours of the refusal letter or correspondence. If approved, your tenancy will be cancelled, and any advance rent paid will be retained.
