Payment Terms

Where can I find the full termination policy? It is available in the booking section and on the documents page. You must read and understand it before confirming your booking.Can I cancel within the initial period? Yes. You may cancel within 7 days of accepting the offer or paying the deposit (whichever occurs first), provided you have not moved into the property. If eligible, your security deposit will be refunded in full.How long does it take to receive the deposit refund? Refunds are normally processed within 28 working days of cancellation. If the deposit has already been secured with a third-party protection scheme, the refund may take up to 60 days due to the scheme’s processing time. In this case, the refund will be issued directly by the scheme and may require a repayment reference provided by them. The landlord cannot influence or speed up this process. Deposits are legally required to be protected in a third-party scheme.What happens if I cancel after the 7-day initial period? You remain liable for rent on a weekly basis, including any part-week, until the room is re-let.When will I be released from the agreement after late cancellation? You will only be released once the room has been successfully re-let and any required release payment or fees have been paid.The above cancellation policy is a synopsis of the property’s cancellation policy. Excellent customer service! Absolutely love Sara helped me out with so much over the last 2 years of staying at the Woolfactory.

Amazing staff. Always on hand to help with whatever needs you have. Great location, being close to the city center and University.

Staff are so friendly, supportive and understanding with situations. I have 0 complaints. There are always treats left out for students staying here which is such a lovely touch! The location is perfect only being a 5 minute walk from both DMU and the town centre! En-suite rooms are spacious and perfect with storage space

Staff are lovely and helpful, it's located in an ideal space close to uni and the city centre, with everything within walking distance, ensuite rooms are spacious and decent - would definitely consider living here again next year
