Is there a holding deposit to secure my booking?

Yes. A holding deposit of £88 is required when you complete your application to secure your booking.

What happens to my holding deposit?

Your holding deposit will be credited towards your first rent instalment and will appear on your payment portal as “Holding Deposit.”

When does the tenancy agreement become legally binding?

The Tenancy Agreement becomes legally binding once:

• You and your guarantor (if applicable) have signed it, and
• The landlord has countersigned the agreement.

After this point, both the tenant and guarantor are fully committed to all payments stated in the agreement.

What happens if I do not sign the tenancy agreement in time?

You and your guarantor normally have five days to sign the agreement. If booking after 1st August 2026, the signing period is reduced to two days.

If the agreement is not signed within the required timeframe, the booking may be cancelled immediately without penalty to the accommodation provider.

Do I need a guarantor?

Yes, unless you choose to pay the full rent upfront.

Who can act as a guarantor?

A guarantor must:

• Be over 18 years old
• Agree to cover unpaid rent or tenancy breaches
• Not live with you (unless they are your parent or guardian)
• Not live in another property managed by Fresh

What documents does a guarantor need to provide?

Guarantors must provide:

• A valid photo ID (such as a passport)
• Proof of address dated within the last 3 months (such as a utility bill or bank statement)

What happens if I cannot provide a guarantor?

If you cannot provide a guarantor, you may still secure the booking by paying the full tenancy rent in advance.

When is the full upfront rent payment due?

If you are paying the full rent upfront, payment must be made by 1st August 2026.

What happens if I do not pay the full rent upfront by the deadline?

If the full upfront payment is not received and no guarantor is provided, your booking may be cancelled.

When is the first rent instalment due?

The first rent instalment is due on 1st August 2026.

When are the remaining rent instalments due?

Future instalment dates will be listed in your Tenancy Agreement.

Can I pay my rent monthly?

Possibly. Students who receive accommodation funding through a monthly bursary may request a monthly payment plan by contacting the Residents’ Team.

Are rent payments linked to Student Finance payment dates?

No. Rent payments are a contractual obligation and must be paid on the due dates listed in your agreement, regardless of when Student Finance or bursary payments are received.

What bills are included in the rent?

Your rent includes:

• Hot water
• Electricity
• Wi-Fi
• Contents insurance

Is laundry included in the rent?

No. Laundry facilities are available on-site, but vend charges apply.

Can the advertised rent price change?

Yes. Advertised weekly rents and special offers may change throughout the year. However, your room price is secured once your application has been submitted.

Are special offers automatically guaranteed?

No. Any special offers are subject to their own separate terms and conditions.

Can the accommodation provider refuse or cancel my booking?

Yes. The provider may cancel a booking at any time before the tenancy agreement is fully countersigned by both parties.

What eligibility requirements apply to bookings?

Bookings are only available to students who are, or reasonably expect to be, enrolled as full-time students at a recognised educational institution during the tenancy period.

Will I need to provide proof of student status?

Yes. You may be asked to provide evidence of your enrolment. Failure to provide satisfactory proof may result in your booking or tenancy being cancelled.

What are sanctions checks?

After the tenancy agreement is signed, sanctions screening checks are carried out on both the tenant and guarantor to ensure compliance with UK financial sanctions laws.

What happens if a sanctions check fails?

If either party fails the sanctions screening, the booking will be cancelled.

Can I cancel my booking before signing the tenancy agreement?

Yes. You can cancel your booking before the Tenancy Agreement has been countersigned and receive a full refund of your Holding Deposit.

Is there a cooling-off period after booking?

Yes. If you booked online or by phone without viewing the accommodation in person, you have a 72-hour cooling-off period after booking. From 1st August 2026, this period will be reduced to 24 hours.

How do I cancel during the cooling-off period?

You must send an email with the subject line: “Cooling Off Period Cancellation.” You can only cancel during this period if you have not already moved in.

Will I receive a refund if I cancel during the cooling-off period?

Yes. Any eligible refunds, including your Holding Deposit, will usually be processed within 10 working days.

Can I cancel my booking if my visa is refused?

Yes. You may cancel before your tenancy start date if you are unable to obtain a visa to enter the UK. You must provide supporting evidence, such as a visa refusal letter, within 72 hours of receiving it.

Can I cancel if I do not get the grades needed for university?

Yes. You may cancel before the tenancy start date if:

• You do not receive the grades required to attend your chosen university, or
• You fail to achieve the grades needed to continue your studies.

Supporting evidence, such as a UCAS notification, must be submitted to the Residents’ Team within 72 hours of receiving it.

What happens if I receive proof of visa refusal or failed grades after my tenancy has started?

You will remain responsible for rent payments until the date you provide the required evidence and your release from the tenancy is confirmed.

Can I end my tenancy early if my student status changes?

Yes. You may be able to end your tenancy early if:

• You withdraw from your course
• You are excluded from your course
• You are refused admission to your course
• Your studies are suspended due to illness for more than 60 days

What do I need to do to end my tenancy because of a change in student status?

You must:

• Give at least four weeks’ written notice
• State your intended move-out date
• Provide supporting evidence from your institution
• Move out by the date stated in your notice

What happens if there is an issue with my cancellation notice or documents?

The accommodation team will let you know as soon as possible and give you a reasonable opportunity to correct the issue.

Can I cancel my tenancy for any other reason?

No. Other cancellation requests before or during the tenancy are not normally accepted unless you find a suitable replacement tenant.

Can I find someone to take over my tenancy?

Yes. If you wish to leave early for reasons not covered in the cancellation policy, you may find a replacement tenant acceptable to the landlord.

What conditions apply when finding a replacement tenant?

Before a replacement tenant can be accepted:

• Your rent account must be fully up to date
• Any outstanding rent up to your move-out date must be paid

When does my responsibility for rent end?

You remain responsible for rent and tenancy obligations until the replacement tenant has signed their agreement and completed the required payments. After that, the new tenant becomes responsible for future rent payments.
