Q1: What payments are required when applying?<ul style=""><li dir="ltr">You pay a 1-week deposit to secure the room (credited toward first rent).</li><li dir="ltr">You must also pay a bond equal to 4 weeks’ rent within 1 week of the deposit.</li><li dir="ltr">The bond is held as security and registered with the relevant authorities.</li><li dir="ltr">It is refundable at the end of the tenancy if there are no outstanding fees or damages.</li><li dir="ltr">For short stays, no bond is required, but damages are charged separately. </li></ul>Q2: What is the rent schedule?<ul style=""><li dir="ltr">Rent is paid in advance.</li><li dir="ltr">Payment dates are set in the contract. </li></ul>Q3: What are the rent payment options?<ul style=""><li dir="ltr">Full payment option: Pay all rent upfront; may include a rebate for certain contract lengths (subject to availability).</li><li dir="ltr">Instalment option: Pay rent in scheduled instalments as per the contract. </li></ul>Q4: When is rent paid?<ul style=""><li dir="ltr">First payment is due on check-in.</li><li dir="ltr">Then payments occur every 4 weeks (28 days).</li><li dir="ltr">Payments follow the contract schedule.</li></ul> The above payment policy is a synopsis of the property’s payment policy. Payment Terms

1- What if I cancel before the tenancy starts?<ul style=""><li dir="ltr">14+ days: Deposit lost, bond refunded</li><li dir="ltr">13 days or less: Deposit lost + $250 fee + rent until replacement found + bond adjusted</li></ul>2- Do I need to find a replacement tenant? &nbsp;Yes. You must find one, and you still pay rent until they take over.3- What rules apply to replacement tenants? Must be approved, a student, and not already a tenant. Agreement only starts when they pay and sign. 4- Can extra charges be deducted? Yes, cleaning, admin, advertising, and rent loss can be taken from deposit or bond.5- What if I cancel after moving in? You must give notice, pay $250 fee, keep paying rent until replacement is found, and bond may be used for costs.6- What if I cancel due to visa rejection?<ul style=""><li dir="ltr">Early + fast notice → full refund</li><li dir="ltr">Late → partial refund</li><li dir="ltr">After start → no refund + rent charged until replacement</li><li dir="ltr">Unknown status → deposit used for rent, contract may end </li></ul>7- What if a replacement tenant cancels? &nbsp;You must find another replacement. You remain liable for rent and fees until they do.8- Can the provider cancel my booking? Yes, if rules are broken, info is false, or application is incomplete.
