Payment Terms
How do I secure my booking?
To secure your room, you’ll need to complete your booking and sign the Tenancy Agreement (with a guarantor if required). Once countersigned, your accommodation is confirmed and legally secured.
Do I need a guarantor?
Yes, unless you choose to pay the full rent upfront.
A guarantor is someone over 18 who agrees to cover rent or tenancy costs if needed. They must also provide valid ID and proof of address.
Can I book without a guarantor?
Yes. If you don’t have a guarantor, you can still secure your room by paying the full rent in advance. This must be paid by 1st August 2026, otherwise your booking may be cancelled.
When is rent due?
The first rent instalment is due on 1st August 2026, with future payments made on the dates stated in your Tenancy Agreement.
Rent is a fixed contractual obligation and is not dependent on student finance or bursary payments.
Is my booking legally binding?
Yes. Once the Tenancy Agreement is signed by you, your guarantor (if required), and countersigned by the landlord, it becomes legally binding.
This means you are responsible for the full rent for the tenancy period.
What happens if I don’t sign the Tenancy Agreement?
You will usually have five days to sign the agreement (or two days if booking after 1st August 2026).
If it isn’t signed within the timeframe, your booking may be cancelled without penalty.
What does my rent include?
Your rent includes:
- Electricity
- Hot water
- Wi-Fi
- Contents insurance
Additional services like laundry are available on-site and charged separately.
Can I pay my rent monthly?
Yes, in some cases. If you receive monthly accommodation funding or a bursary, you may be able to pay in monthly instalments. Please contact the Residents’ Team to arrange this.
Can my booking be cancelled?
Yes, your booking can be cancelled before the Tenancy Agreement is fully signed and countersigned. Once it is legally completed, the booking is secured.
Cancellation Policy
Can I cancel my booking before the tenancy starts?
Yes. You can cancel your booking before the Tenancy Agreement is countersigned and receive a refund of your Holding Deposit.
Do I have a cooling-off period after booking?
Yes. If you booked online or by phone without viewing the accommodation in person, you have a 72-hour cooling-off period after booking (reduced to 24 hours from 1st August 2026).
During this time, you can cancel your booking as long as you have not moved in.
To cancel, email the Residents’ Team with the subject line:
“Cooling Off Period Cancellation”
Refunds are usually processed within 10 working days.
Can I cancel after the cooling-off period?
After the cooling-off period, cancellations are only accepted before the tenancy starts in limited circumstances, such as:
- You do not receive a visa to enter the UK
- You do not meet the required grades for your university
- You do not meet the grades required to continue your studies
You will need to provide supporting evidence (such as a UCAS update or visa refusal) within 72 hours of receiving it.
If approved, your Holding Deposit will be refunded. If the tenancy has already started, you may still be responsible for rent up to the date your cancellation is confirmed.
Can I end my tenancy if my student status changes?
Yes. You may end your tenancy early if you are unable to continue your studies, for example if you:
- Withdraw from your course
- Are excluded from your course
- Are refused admission
- Are required to suspend studies for over 60 days due to illness (with confirmation from your institution)
To do this, you must:
- Give at least 4 weeks’ written notice
- Provide your move-out date
- Submit official evidence from your university
- Leave the accommodation on the agreed date
If anything is missing or unclear, you will be given time to correct it.
Can I leave early for other reasons?
If you do not meet the conditions above, you cannot cancel your tenancy early directly. However, you may find a replacement tenant approved by the landlord.
In this case:
- The new tenant must sign a new agreement
- They may pay the current market rent rate
- You must ensure your rent account is fully up to date before they move in
Once the replacement tenant has signed and taken over, they become responsible for future rent. Until then, you remain liable for rent payments.
Will I still have to pay rent if I cancel?
This depends on when and why you cancel:
- Before countersigning or during the cooling-off period: usually no rent is payable
- Approved exceptional circumstances: rent ends once evidence is accepted
- Early termination without approval: you remain responsible until a replacement tenant is found or the tenancy ends
